This Has Been a Big Day for Me!

Hello DG Fam,
I just want to share a happy day of progress. I have my first two deals and today - My tenant moved into my lease/option - $300 monthly cashflow! and My second property is done with rehab - I spent the day cleaning it and it is on the MLS as I write!
Hooray. Perserverence pays off!
Thanks to all for the help and encouragement along the way!!!

Discouraged again--any suggestions

We started last year investing in real estate and renting them out. We rent to refinance a property we bought with cash from another private investor. The appraisal came back so low--we are over $10,000 short to pay back the loan. We have another house that we need to do the same thing to and now the same thing will happen. Any suggestions from folks that this has happened to before?

Need help!!!!!!!

I've recently received a motivated seller who are trying to sell their house. The house has been up for rent for some months now without no offers. They don't want to assign the property to me , but will pay me to sell it for them. The problems is i don't know what to do now. I find this problem by bird dogging. Need help!!!!

Woohoo! 6 months of learning finally paid off!

It's only an assignment/wholesale deal, but it's great money for a 19 year old college kid! I'm so excited right now it's insane! I can't say I owe it all to Dean, but wait, I do! Getting me started could have changed my future!

I found a deal on the Internet, contacted the seller this morning and they accepted a verbal offer $100'000 +closing cost. After making my research that the house FMV comes to $169,000. So I think even after paying closing cost and changing carpeting, which is the only problem the house have, It should be a good Investment.
But I have two problems, the house is located 7 hours drive away from me, and I dont have a cash buyer aligned for it. I just took action and am involved in this dilema. I dont want to let this deal go, I would be happy making $10,000 out of it. IF anybody out there knows who is interested in keeping the rest 59k, let me know.

We received a call from a distressed caller!

We have received a call from an apparently distressed seller. Gina was unable to answer the phone because she was in a training session but she listened to the message during a break.

We are nervously excited about this and we are frantically scrambling through books and posts attempting to figure out what to do next so as to not screw up this opportunity.

We are attempting to build a buyers list but it has not yet developed. We do not have anyone available at this time to buy. We will re-direct our marketing efforts that we have a property available once we actually know the description of the property.

After 9 Months..I completed my first deal! $3000

It has been 9 months of grueling hardwork with this business but I can finally breathe some relief. Here is how it happened..

I ran into an investor/Realtor that I had met at an investor's club (go there). He knew what I was doing and said he had a property under contract that he wanted to flip thorugh a double closing (it was a HUD property). I told him that I would contact my buyers and get some people to look at it. He agreed to pay a fee for $3000 if I did, it was obvious that he was making much more but I didn't care.

I just locked up my first one!

It feels great to know that if I follow what I'm taught, then it follows that I WILL succeed.

Two days later I got a call, he filled out the online survey and the automated system notified me. (Even though I was out of town at the time.)
First thing Monday I called him and he was very pleased with my quick response. Said he had called a few others but I was there to meet his needs.

We looked at the property Monday afternoon, and signed the Purchase Agreement Tuesday morning.

Structured deal for a WIN - WIN - WIN

I own a 3/2/2 nice home in Fl. Due to the economy I have rented the home for the past couple of years. Nothing is selling for retail due to the vast numbers of foreclosures and REOs.

So, I put on my creative thinking cap and came up with this.

I advertised on Craigslist. $25,000 down, owner financing. Gave a brief description of the house with 4 photos.

I got a call !!!!

I showed the house today and looks like we are going to contract!!!

Now, the WIN - WIN - WIN.

I am able to sell the house for what I am asking.
The buyer is able to buy the house because I am offering owner financing. He has good income but not so good credit due to a short sale he went through in another state.
I am going to sell the note to pull my cash out.
