My Second Deal

Last April I started reading Deans books. In September of this year Dan and I started using Deans stategies.
Today we closed on our second deal! Yippee!! This the biggest deal we have done yet and I can't wait to tell you about it.

Finally found a buyer / Now need a bridge loan Investor!!

My first deal Dean's way. I went to work trying different things to find a buyer for a house my friend had that would be a quick buck for anyone and I found a few buyers, YA! I put an add on DG's site and Craig's List and a local paper that covers several surrounding towns. I generated a lot of interest and now have a pre-qualified buyer going with the USDA Rural Loan. Thanks for all of the advise I got from you guys.

WHILE THE GRINCH WAS LOOTING AS EXPECTED JAN AND JEREMY HAD OUR OFFER ACCEPTED

I know, I know, it is a corny title but, Jeremy and I are in to the yuletide theme here.
After a marathon dealing day yesterday, and after 5 phone calls later to and from, Jeremy and I had our offer accepted on a 3 family with owner financing and a 5 year balloon payment.Here are the stats. The AV is 64,000 and the purchase price was 45k. Monthly expenses are 678.00 and rents total 1300.00, leaving us with a positive cash flow of $622.00 per month. The inside has been rehabed, but the outside needs siding and replacement window. Roof has got another 10 years.

whatSTRATEGY would you use on this deal ??

i have negotiated this deal with a 3 bdrm 1.5 bth sfh on 3 acre on the little salmon river! it has a 2 car garage CIRCLE DRIVEWAY and another 2 car garage with hip roof storage overhead.After a couple mnths negotiation i have a verbal acceptance of $1000 down and payments of $300 per mnth with a balloon in 5 yrs. total price is $50000.I am asking all dgers for your input on what strategy to use selling this property and how would you structure this to make the most ROI ??? ALL ?'S AND ANSWERS ARE WELCOMED AND SOUGHT AFTER .

How to close an International Deal

I found this deal, but the property is in a touristic area of Brasil. The owner is a friend of mine who owns a house in Trancoso Bahia, Brasil, is a touristic area north of Rio, and asked me for help to sell her house. It has a market Value of over 90k usd. She will give it to me for 50k. I need someone to help me close this deal, if there is a way.

Closing in on my first deal!!!

Hello DG family!
Just want to let everyone know that I'm closing in on my first deal FINALLY!! I'm working with a brother/sister team in Virginia that I came across on this very site! It's alot of work and information but I'll keep you guys informed on how things are going. We're just about ready to present an offer. My stomach is doing FLIPS! Our First deal with Deans Stategies;
In August we started making multiple offers after finally finding a Realtor that is like minded. We decided to start with 5 offers a week. On this property we made multiple offers. It was an REO. The bank kept countering with us. I think we countered back and forth 4 times we started at 117k and they accepted our offer of 85k. I like it!!
