Need Hard Money for a Great Portfolio

Through the teachings of Dean’s academy earlier this year I purchased a rental property $60K below tax value; built in 2005 in Charlotte, NC which is currently providing a positive cash flow of $299.24 a month. This area shows potential and a clear opportunity for financial growth. My plan is to structure my business with positive cash flow using rental properties from that area. I was presented with an opportunity to purchase a portfolio of homes that consists of (3) 4br 2.5bths, (1) 3br 2.5bths and (5) 3br 3bths; with all of the properties currently being leased and were built in 2005.

Here's the scenario, the owner of the house next door to my dad informed my brother that he wanted to sale the house. My brother told him that he wasn't in the market to buy but he knew of someone who was...ME. I called the gentleman and spoke with him about the property. It's a single family 3 bedroom 1 bath with an unfinished basement. He's owned the property since 1984 and by his word it's "free and clear",( that I will clarify). He presently has a tenant in it and receives $500.00 a month rent.
