Problem with Ghost Ads Put on Craigslist

This morning I put ghost ads on Craigslist and already 2 of them have been flagged. I used the list of sample ads posted on the site but I don't recall who had them posted. I know that I didn't feel great about posting them because they are so vague and no pics.

What has been others experience from using the ghost ads?

I just joined Insider Elite a couple of days ago and immediately was taken to the page upon completion of purchase. Today I clicked on the tab at the top of the site page but the only thing there is the information I went through to sign up to be a member. I don't know how to get into the actual Insider Elite section. Please tell me how I get back into the insider elite pages again.

Tax Returns as an Investor

A while back I attended a seminar held by the Baltimore REIA regarding tips and how-to's for filing taxes as an investor. I actually purchased the Goldmine Tax Manual and was really impressed with all the information that was given.

One of the tips was that we shouldn't put assignment deals on the IRS Schedule C. Instead assignment deals should be put on Form4797 and reported as ordinary income on page 1 of that form, Part II "Ordinary Gains and Losses". We were advised that using Schedule C is a direct admission that we operate as a "dealer" rather than an "investor". It was also suggested that we list occupation as "Property Manager" at the bottom of the 1040 because managing is akin to rental (investor) as opposed to selling (dealer).

Where Does My Job End as a Wholesaler?

I am really confused about at what point I have a completed the wholesale deal. There seems to be different opinions depending on which investors I speak with.

Some say that once I get the all the required contracts signed by the seller and the end buyer and turn it all into the title company, I have completed the deal and just need to get my check from the title company.

Others say that as the wholesaler I'm expected to line up financial lending if needed for the end buyer, find contractors, insurance and more on behalf of the end buyer.

Which is correct? I always thought that the end buyer would already have his/her team in place just as me, the wholesaler has my team in place. How can the wholesaler get funding lined up for another person? Or insurance?
