A bird dog of mine found a tired landlord with 15 properties, im still setting up shop and wasn't ready for this, BUT who am I to say no..

-I added 3 buyers to my list
- Posted lot of ghost ads on craigslist.
-No offers.
-Contacted 3-5 realtors
Major actions which I am going to take this week
1. Put more offers
2. Bring in more buyers in my pipeline
3. Partner with other wholesalers in my area of investing who I intend using to show my buyers properties then I would split my profit with them 50/50.
4. Add more realtors to my power team.

Here's my week last week:
-Excercised my body and practiced gratitude everyday (Mon-Sat)
Attended REI club and a mobile home park meet up group (Tues/Weds)
-worked with bank for cash out refi, received approval for 30 yr fixed at 4.9% for property bought last January. Will end up being 25% ROI with 27k equity ~(10k) left in deal after refi.
-Listened to E-Myth on audio have turned my car into a mobile university and I do not listen to the radio anymore.
-Watch Matt's 2nd week of training
-Sent in closing docs for new deal. 2/1 in CA for 50k rents for 650 with long term tenants in place. Zoned for multi units so could add another house or small apartments in future. Deal from bandit sign! This deal closes today (Monday).
-Saturday hung out with the family playing and working around the house.
Sunday explored a new market in Riverside with another new investor. Looked at 4 properties with REA an tun put up 20 fliers.
-Received some leads from a wholesaler for 5 deals on triplexes and 4 plexes(submitted offer for 2 of them)
-working up offer for 3 other properties and duplex and SFR from bandit sign lead.
-Worked my day job from 7am-4pm (Mon-Fri).
As the weeks go by sometimes I feel like I did not get much done but looking back I see there is a lot that was accomplished, this is that R2 factor that Dean talks about.
Time to get more done on a new week!
