Research on Properties being Considered
September 7th, 2014 | posted by newage8767I am researching the properties I am considering, but I feel like there should be a "Process" for doing this. By "this", I mean locating current owner, determining if property is in foreclosure, auction, already been sold, etc. If any of these things have happened recently it may not have been undated yet in the real property database search information. Can anyone give me a step-by-step guide to researching a property?
Also, does everyone here use the TotalView for the FMV and comparable information or some other site like Zillow and how accurate are these sites?
Last question -- it was suggested that I also determine what the REO amount would be to help with determining the purchase offer. How do I determine what the REO amount would be?

The Quickest and most accurate method to determine current owner?
September 6th, 2014 | posted by newage8767I have found that the owner shown on the real property database (with State)) does not necessarily show the current owner. For instance, I had been trying to contact an owner that was listed on real property database and I contacted them via facebook, but never received a response. I passed the property again only to find that now there was a notice on the door indicating the property had been abandoned. I called the number and found that the property had been foreclosed on. Another property I located now had a an auction sign on it.
Are there any specific steps that I should take in my property research that will allow me to get the most current owner information initially if there has been a recent change that is not yet showing up in the real property database?
Auction Properties
September 6th, 2014 | posted by newage8767Can anyone tell me the process for auction properties? I actually saw a property that I was considering, but when I went back to it today there was an auction sign posted. The auction is not until October.
This property looks more like an abandoned property. It is a total rehab that has been sitting for a long time. How do these properties get to auction? Does the city take them over? Is there any chance of getting such a property under wholesaler control if the city is doing the auctioning?

Does anyone have their own RE License

Has anyone here gone their RE license?
I would like to get mine so I can go to see houses without asking a realtor to show them to me + have access to certain things I'd need a realtor for.
I understand the concept of having other people doing the work for you while you're attending more important things, but I just have a feeling that I would do really well between having my RE Investing business and working for a RE firm. Besides, there are tons of connections to be made.
What do you guys think? Anyone thought of this? Do you see a downside to this?

September 3rd, 2014 | posted by newage8767I want to search for a real estate CPA with experience in what we do as investors, specifically wholesaling but I don't want to use the high priced big company ones. Does anyone have any suggestions on how I can locate ones that work with investors that aren't going to take me to the bank! Can anyone provide referrals.
I also need recommendations for a Title company that have attorneys that will do both sides of the closing.
