Which do title companies prefer to do, and assignment closing or a double closing? Is one more effective or quicker than the other?
During the closing of an assignment contract are all three parties (seller, wholesaler and the end buyer)at the table at the same time? I believe that during a double closing all three are at the settlement but not in the same room. Is it correct that in the double closing, the contract between the wholesaler and the end buyer is completed first and the closing with the seller? Who is in the second closing with the seller, the wholesaler or the end buyer?

It has been suggested to me that I use interns to delegate some of my work load. Is anyone using interns? If so, what is the process of obtaining them? I understand that initially they work for free but later you can/should pay them a fee. What type of tasks do you assign to them? How many hours are they expected to work? How does it work out if you work from your home?
Also, has anyone used virtual assistants?

S & P Case-Shiller Home Price Index Shows Slow Improvement
The S & P Case-Shiller Home Price Index is the most widely-watched indicator of home price movement. The index posted a 9.3 percent increase in the May monthly data year-over-year. This was down from a 10.8 percent increase in April.

1. No more bankruptcy exemption for inherited IRAs – The Supreme Court unanimously held that inherited IRAs do not qualify for a bankruptcy exemption. Creditors can now go after those funds because the court rules that the exemption is specifically for “retirement” funds, and that status disappears with death and inheritance.

Which has caused me to think perhaps it is time to move to another market? When trying to decide what virtual market to go into what are the main things I should focus on? Number of recent cash sales,sellers ? Should the distance from my current location be a factor ?
