This morning I put ghost ads on Craigslist and already 2 of them have been flagged. I used the list of sample ads posted on the site but I don't recall who had them posted. I know that I didn't feel great about posting them because they are so vague and no pics.
What has been others experience from using the ghost ads?

I don't post them that often. I post when I have a house which seems best! Did you posts too many times for the same message. They will flag that I know, so you have to change up the message and also use multiple emails for many posts! Hope that helps!

I hardly ever get my add deleted. I would say 99% of the time my ads stay.
What is your ad saying?
These are the ads I used and I used the same phone number and email address on all of them. I was thinking that maybe they are being posted by too many user? However, I did get 4 calls and they were buyers that I spoke with and now have them on my buyers list.
I was wondering how just anyone could flag your CL posts and didn't even speak with me?

I'm assuming your intended target is other real estate investors. The problem is that investor types know all about ghost ads. They're in the business and most likely used them also. Retail buyers might not be so aware, but they are not your intended target. I'd suggest only posting real ads, you can't go wrong there.
P.S. - Everything else is immaterial, irrelevant, and unnecessary.
I understand what CAREI is saying some dont want to post ghost ads. I have used them to get a lot of my buyers on my list so what I would suggest is post your ads by making them different, your own, in your own words, how you would say it, by using the ads you posted. Make sure to put a pic of a hm in some other city nearby(not the address) just the front of the hm, 1 pic.
And dont put your email in the ad because they will suspect that it is a ghost ad, they dont know if you word it right & put a pic & make the ad sound from a normal person, that they will think this is a real prop, they want the business too so just stick to your guns & when people call tell them the prop is not available(you are not lying, it is not available:) & boom you have buyers.
I have had recently some ads flagged, jelous wholesalers or REI"s who are bitter, forget them & post your ads, 3 a day for 3 days straight, diff ads 3 of them each day for 3 days & you will have your ph ringing off the hook I promise you.
Make the headline as i said normal for your ad, "Moving sale, must sell house! etc. hope you are using a google voice # & NOT your cell! You will have spammers & scammers calling you & emailing you, thats why take off your email fr there, because forgot to say clist forwards your emails anyway from responses from people. Hope it helps.

Thanks for the info. I didn't feel good about posting the ghost ads because it didn't feel just right for me. I did use my cell number and my email address. Now, I took my cell phone off.
Do you take your ads down after three days? Why would you say that they will suspect if I put my email in the ad?
I was thinking not to put my phone # in the ad, but my email because if the emailed me I would have their contact email.
I appreciate your advise. I'm going to take the initial ads down and do them differently as you said.

I would suggest you put a couple of pictures and more details on your ghost ads, this would make your ad look as if its an real property for sale. I assuming whoever is flagging your ad knows those are ghost ads. Hey it might be other wholesalers flagging your ads or realtors that are starting to hear about these techniques. Create your own ghost ad, make it look different from other ghost ads you see on craigslist.

Thanks. I did take the first ones I posted down. I'm going to redo them over like real ads. But, I did get 6 cash buyers before I took them down!! So, I guess the technique does work!
