Looking to gather local DG students together to brainstorm help eachother and work together to succeed in this business. Anyone out there interested? We could gather in Northern NJ, looking for some local support. . .

Each day I continue to recieve requests for help in this area. If you are new and needing a little direction then read and email me and I will get you this info.

What I would like to talk to you about today is building a buyer's list. Our buyer's list is the foundation of our wholesaling business. If we think of other businesses, our buyer's list is our customer list. If we are to grow and thrive we must have a strong buyer's list.

Understand that there are dozens and dozens of ways to build a buyer's list. The key is finding something that works and then doing it over and over again.

Let's talk about some proven methods that work in many areas. These are things you can do today to get your phone ringing.

This is a question that I find people asking a lot on this site.

I’ll take some time to address it here. First, I need a few things from you as you read this. I need you to have an objective mind set, free from your own personal emotions. Also, have an open mind and place yourself in the complete role of the Realtor or Agent, this will help you understand what the Realtor or Agent concerns are. If you do this you will increase your chances of finding a long lasting Realtor or Agent relationship.

I am a little bit confused. If a realtor is assigned to a property, can I offer it to a cash buyer. The realtor is not one of mine. Also, I have been going through assigning contracts...what are the recommended exit strategies that should be included in the assignment contrat...if anyone has a sample of this assignment contract can you please share it with me by sending me a pm...than you and have a great evening and looking forward for ya'lls advice.

OK. Time for my big announcement on my next leg as a REI. In the next couple of months I am relocating to Myrtle Beach, SC and I will be partnering up with another DGer! I am SO EXCITED!!!

In this business you have to be open to doing whatever it takes.

I lived in SC for many, many years before moving to Cali 11 years ago, so I am very familiar with the area. I have been cramming on statistics and the mkt there in preparation. We are already partnering on deals and my house is filled with boxes and packing material!

I am tired of doing all my investing long distance!

Home Building Jumps by 12%

Last month, builders started new home construction at a pace of 954,000 homes. This was up by 12% over November’s pace. This is 37% higher than the pace from December a year ago. Economists were expecting a far lower number around 889,000.

More Money to Foreclosed Homeowners

Goldman Sachs and Morgan Stanley will pay a total of $557 million in cash and other assistance to troubled borrowers as a part of a deal to end a case-by-case review of past foreclosures. The lenders have agreed to pay $232 million to eligible borrowers and $325 million in loan modifications and foregiveness.

Home Prices Surging

Picked up some really good cash buyers today. I look online and in the paper for auctions. I show up an hour before the sale and place my big bandit signs at both ends of the street so all of the buyers will have to pass by them when the auction is over. After they all have passed I pick my signs back up and wait for the next auction to reuse them. Thought I would just pass that along. Good Luck !!
