2 friends 1 area.....

Hi everyone,
I have a buddy thats also part of the DG family. We are both feeding off of each others motivation and have decided to combine our efforts into one location.

Our plan is to go into PA together and get 2 Realtor, joint buyers and put Deans 30day cash into use !!

My question is, how should we both work this together, should we get only 1 Realtor and work like that or get 2 Realtors (same town)?

What do you guys think of our joint investment idea?

2 Investors 1 area....

Hello fellow investors,

I have a deep question, Me and buddy (fellow dg'er) are using each others energy to push forwards and make results happen for 2013 !

My question is, we want to start together in one area, The stage that we are at is finding an agent, Should we both find 2 different agents in the one town or keep one agent together.

If we got 2 agents will this benefit us in anyway?or it more of a down fall?

If we only got 1 agent, who will be the representer, who will sign the buyers agreement...?

What do you guys think, btw we are following the 30 day cash ; ) Day 1-5 as of now

Become the Person You Want to Be

Have you found yourself in a situation where you just are not happy with your work? Do you feel controlled and underappreciated by someone that you feel has very little genuine concern for what you do? Do you feel manipulated like a child?

Make a change! Get serious about financially changing your life. Most people on this site are entrepreneurs at heart. They want to be in control of their own finances and time. In fact, I would venture to say that most on this site will not be happy until they do meet these two goals.

It will take work. For a time you may be working a job and doing real estate. It will pay off. You will meet your goal. Keep at it with a clear end and goal in mind.

To celebrate growing older, I once wrote the 45 lessons life taught me.
It is the most-requested column I've ever written. My odometer rolls over to 50 this week, so here's an update:

1. Life isn't fair, but it's still good.
2. When in doubt, just take the next small step.
3. Life is too short to waste time hating anyone.
4. Don't take yourself so seriously. No one else does.
5. Pay off your credit cards every month.

6. You don't have to win every argument. Agree to disagree.
7. Cry with someone. It's more healing than crying alone.

Government Bailout Money

How does the government bailout money and low inventory effect us as investors? Is it true the banks make more if they foreclose on the property instead of selling it? How do we counter these moves and find good deals?

WORK

There are people in the world who seem to want something for nothing. They have come to the conclusion that work is something to be avoided at almost all costs. Some take the old saying of "working smarter not harder" to mean not working at all.

I want to tell you they are wrong. I have never met a successful real estate investor who does not work hard. If you are making money in this line then you know you must work hard. You must be willing to put in the time in order to be successful.

Realtor as teacher, don't know how to approach them ???

I started today again working for a Realtor as a apprentice helping them progress their business. I'm pretty comfortable with them and they have both there real estate and broker license. I'm trying to figure out a way to tell him what i'm trying to accomplish, But i don't know where to start or what I should say to them. any ideas ???

Afraid of Making Phone Calls?

I must admit, sometimes I hesitate making phone calls. I'll check e-mail, do research, check ads, drive neighborhoods before I make phone calls. Phone calls are a necessary part of this business, whether I am returning a call or making a new call. So I decided to research some tips and I wanted to share them here.

The biggest thing I see repeated be everyone is preparation:

- practice
- write a small script
- visualize yourself making a successful call

Here are some other tips:

- put a smile on your face
- it's ok to be nervous, most people like that
- take a deep breathe
- if there is no answer, leave a prepared message
- if it is not a good time, it is OK to let the call go to voicemail
- ask how they prefer follow-up
- thank them

Overcoming Life Changing Obstacles for 2013

Hey everyone,

It's probably been a few months since you've seen my name on here. But don't worry, I'M BACK!!!

I just wanted to take the time out to write something about mindset and explain why I've been gone, and how I'm currently trying to get over my biggest obstacle. Maybe some of you can relate to it.

It all started with Dean's video blog about his step father and how he almost lost him. That blog really resonated with me, so I decided to try and fix my relationship with my mother. I wouldn't say our relationship was terrible, but it wasn't great. So on November 15th, I called my mother to schedule a lunch date with her, and we settled for the 20th.
