Every day I get the opportunity to talk to many people across the United States and Canada. As one of Dean's Coaches it is fun to see what is going on out there.

What I would like to do is take a new topic every few days and see how many of you are handling things. What are you doing to succeed? By taking a look at what you are doing it will help me to help others.

My questions for this week is this:

What is the one thing you are doing to find buyers?

One of the steps I struggle with is breaking the news to the sellers with my Discharge of Agreement to Purchase Statement that Im making a lot more off of their home then they are. Have a contract for $ 117 k found a buyer that needs financing for $ 140 k Hope they are OK with me making $ 23,000.00 Any one with experience with this " meeting " that can provide some helpful tips on breaking the news. This should be a joyful step ...... but it creates stress for me. Help !!!

I just spent the weekend with 4 nephews who are 25, 23, 21 and 13 years old. These guys lost both parents withing 6 months of each other two years ago.

These young men are amazing to me. They are each thriving and doing well in their lives. They keep in SERIOUS touch with each other. The three older brothers do not forget to include their younger brother in important activities.

They have not forgotten their parents. However, the four of them keep living and striving to meet their goals in ways their parents would be proud. In the beginning it was simply putting one foot in front of the other. By so doing they kept moving forward.

I offer from time to time real estate tips on the deals I have done in the hopes that it will help someone move from the couch to the deal table. Today I would like to do something different..Today I want to tell you how I found the great partner I have in my company.

Hi, My question is this, my girlfriend owns a house in Illinois, in her neighborhood there are many foreclosed homes by HUD on the market for 20 to 35K. Some of these homes have more squre footage then hers. Her home is clean and in turnkey condition but she has it on the market for 69900 and can't sell it. She lives with me in NJ and her house in Illinois is vacant and on the market. We spotted a house in Florida that we want but we need to sell the Illinois house to get the downpayment for the house in Florida.

She only owes 2,500.00 on her house and the mortgage is , if you can beleive this, $25.00 a month.

I wanted to warn others to never give money to anyone on this site, other than Dean to teach you the ropes. There are at least three people I know on here trying to teach what they know for a fee. I thought I had a very trustworthy one on here, as he was respected by many, but seems I was just taken for a ride along with several others on here. Lesson learned!

Once you get a list of cash buyers from an agent, Proptrend, Investor Pipeline, etc, you can get phone numbers from the individuals using www.dexonline.com or www.peoplefinder.com. If it is a business I like to just type in the business name followed by the city and state in www.google.com usually you will find the business phone number in the first 3 results or you will get the registered principle's name and address and you can then use that to get the phone number from www.dexonline.com or www.peoplefinder.com.
