Where I found an Investor!

I was in the parking lot at Sams Club and saw a man pushing a flat cart w/2 toilets on it. I introduced myself, asked if he was an Investor and he said Yes, I said I was too,he then said he was headed to his Flip property, gave me his card and said email him with what I had to offer. He's now on my contact list and asked me to please call him the next time I had a property available. Pretty Cool Huh! Johnnypvaz (The Old Man)

Good foreclosure site

I went to the library today to find a couple books about investing in foreclosure real estate and found a good book. Its called "FINDING FORECLOSURES". They gave me a site to find foreclosures and pre foreclosures call realtytrac.com. it seems to be a good site if anyone is interested in finding foreclosures in their area. just though you guys might want to check it out. hope everyone is doing well!!!!!

Mentor needed!!

I've been back and forth in NJ and CT and I can't find a mentor or someone who needs an intern for real estate investing. Are you still having problems finding Power Team Members, what about cash buyers? Well do not forget this stratgey that I came up with.

It's the TRIPLE R: Realtors - Referrals - References

Go to minimum of 2 Open Houses per week and you will meet 2 New Realtors. = 8 New Realtors for the Month

Ask each realtor for 2 references for your power team for a total of 4 = 16 for the month.

From the 4 power team members ask for 2 real estate investors that would be references which equals 8 per week = 32 for a month!

You want faster results double your effort from 16 Realtors - 32 Referrals - 64 References

Even fast triple it! 24 Realtors - 48 Referrals - 96 References. Just go to 6 open houses per week, 12 Referrals per week and 24 References per week!

Every day I get the opportunity to talk to many people across the United States and Canada. As one of Dean's Coaches it is fun to see what is going on out there.

20 Seconds....A Victory is never obtained without some kind of battle!

Hey everyone, sorry been a bit since I've posted. I've been doing A LOT of reflecting. When situations arise, I fall off the grid, go within and just figure it out. Guess that makes me an introvert of something. lol Truthfully, the last 4 months probably been the toughest few months that I've been through so far in real estate. Don't get me wrong, I've done more deals, made more money than I ever have. But I have also learned more, grown more, been stretched more, taken several hits below the belt, been hurt, knocked down, failed more times than succeeded and worked harder than I ever have. Nothing for me to work 18-20 hrs a day, or work on 72 hr cycles. (meaning work three days straight then sleep sleep for 4-6 hrs. and repeat. This is 7 days a week.) I don't take days off.
