Just Work and Do It!

I have always been impressed by people that work hard. No matter their field of labor, those that work hard seem to get ahead in a way that others do not.

I believe that the field of real estate is no different. It seems to me that those who put forth effort usually get blessed with deals. Even those that struggle, usually because they are learning, get it and start making money. When a person gives up they seem to fail.

Never give up. When the chips are down, never give up. When a deal seems to be out of reach, never give up. When you back is against the wall, never give up.

You can do it.

Fear of the unknown, fear of what can go wrong, fear holds us back from being successful. Zig Ziglar said it best "Stop being afraid of what could go wrong and start being positive about what could go right!" This is why you are here, isn't it? This is why you took a chance to get started in real estate. This is why you dared to dream of a different life and do something different. Don't lose that focus! Stay focused on ALL of the things that could go right as a result of your efforts in building a real estate business. Hold on to that and it will happen!

Focus to Get What You Want

Several years ago I was fortunate enough to get involved in real estate. My background is in Advertising and Marketing. For more than 15 years I worked with small and medium sized businesses helping them to market their companies and get the word out about the products and services they offer. About eight years ago that changed when I went to work for a small real estate related company to help out with their marketing.

At the time I knew nothing about real estate. I jokingly tell my coaching clients the only thing I knew about real estate was how to write out my rent check to the landlord. I had never owned my own home let alone any investment property.

30/30/30/10 Rule/Budget

30% goes to living expenses

30% goes to Savings

30% goes to vacations etc (I don't agree)

10% goes to 'Giving back', usually 'tax deductable' (seek accountant advice)

To do list

Tackle your daily to do list by doing the things you find harder to do first thing in the morning. It keeps you from procrastinating, and you will feel a sense of accomplishment, as well as, gain confidence.

GFCI Recepticles

I get asked regularly about why do we need GFI electrical outlets? GFCI receptacles are currently required in the United States for bathrooms and washrooms, outdoors, in garages, above counters for a kitchen sink or wet bar, and in unfinished basements and crawlspaces. Outlets on roofs and in boathouses also need FGIs. You don’t need them for a sump pump outlet nor do you need them for a refrigerator in an unfinished basement.
GFIs are required in modern construction in Canada at outlets in bathrooms and washrooms, as well as exterior receptacles. They are needed, for example, at carport receptacles, although not in garages.
You also need GFCIs for swimming pool equipment and whirlpool baths, although there are usually no receptacles involved.

Furnace Inspecting

Another issue that you should be aware of when inspecting the furnace in your rehab home, is the scorching on the front of the cabinet. This is usually the result of flame rollout or flashback. This is a burner malfunction. Very often the controls or burner area behind the panel are scorched as well. It would be unusual to have the panel scorched without the control area also suffering. Scorching on the sides or back of the cabinet may indicate a hole in the heat exchanger. Recommend further evaluation.
Scorching May also be visible around the draft hood. This is usually caused by either a chimney obstruction or a draft problem leading to exhaust spillage and back drafting.

Mid or High-Efficiency Furnaces?

I often get asked if a high-efficiency furnace should be placed in a rehab. I remind them and I will remind each of you, “For every dollar you put into a rehab, you should get two or more dollars out. Can you get the cost of the furnace out? That is the big question.
When you also consider that mid and high-efficiency furnaces are more expensive to purchase, and early indications are that their life expectancy may not be as long as conventional furnaces, you may actually spend more money on heating, rather than less.
Then consider the increased number of “no heat” calls because a minor problem has shut down the furnaces.
