Is there a way to lock a potential buyer into contract?

I wanted to know if there was a way to lock a buyer into an agreement to commit to you if they asked you to find them a property.

Basically someone asked me to find them a property in a certain price range in a certain area and they want to pay cash. This was a response from an ad I placed on an online classified site. I want to know if there is a way to put them under contract so you don't waste your time finding a home for a buyer that isn't going to commit in the end?

A Seller Contacting Me Who Has an Agent!

A seller contacted me through my CL AD and stated he had an agent and was selling his home 85,000 under FMV. Said if I was interested let my investors know.

Question: How would I grab an investor on this deal without losing him to the agent from viewing info on the house? How do I market this to an investor/buyer? I don't have a locked contract at all but is there any way to get credit for this while passing it on to an investor/buyer? What steps should I take? Or am I out of luck with this one? Any help on this is very much appreciated!

Just a thought that I wanted some insight on. I am in a situation of needing a second car for my wife to do what she has to do, and for me doing REI. But in the sense of being fuel efficient, I've considered a motorcycle as an alternative.

Do you think a potential client would consider that unprofessional?

Direct Mail Question

When it comes to a list that you guys are sending direct mail to do you send the literature to the whole list or do you sort through the list to see who has equity in their house and only send it to those few? (Thats what I did) It seems doing it that way will drastically reduce the amount of people you will mail to.

Also, is yellow letterst the best thing to use? And if so, can I handwrite my own on yellow paper and make copies, or is it best to handwirte in red?

Also, I've read about guys doing combinations of mailings after a couple of weeks. Like yellow letter, regular letter, post card spread out in one week intervals. Could you give me a good format to follow, and also a good form for different types of letters.

I gotta get my lead volume up on the cheap

I have about 40 bandit signs out and about as well as putting my message on craigslist to get my phone to ring with leads. As it turns out, I'm getting more leads from CL than my bandit signs at a rate of 4 to 1.

But I need to get at least 2 calls a day to get a deal or 2 a month. How else can I get my message out on the cheap and get my cell phone to ring with motivated sellers?

What's better to use when marketing

I'm having a hard time deciding if I will use my 24 hour recorded number for my bandit signs or my direct number. The reason is because I noticed a lot of people have called my 1800 number but they simply will hang up after a few mins.

I'm about to purchase some bandit signs and before I waste anymore money on marketing. I want to know from people here what do you have the best experience using? 24 hour recorded scripts or your direct contact number?

The main reason I'm asking this is because I was looking at Greg Murphy talk about his techniques on Gain the edge 10. He claims he uses his direct cell number instead of an automated system. He claims the reason is because nobody wants to listen to an auto responder.

My First Post and Desperate..Please Help

After 1 year of reading the books and over-analyzing,I just had my first potential deal fall through.I need to do No money down deals by assignment contracts and/or bird-dogging,as i am coming out of a personal bankruptcy.I need to attract qualified buyers to assign my properties too. When I post my ads for buyers all i can get are persons who need land contract availability. I am in a great buyers market of South East Michigan, South of Detroit.I am desperate to find buyers for these homes.I am a little shy socially as well,which doesn't help, i just acquired a realtor who's very skeptical that this can be done.I need a mentor or business partner who can help me through my first deal also.Are any of you investors from S.E. Michigan?
