I just bought Set For Life!! I expect the DVD 's to arrive this Wednesday...I go back to full time work Thursday...I am a 5th grade teacher in Rochester, NY...can't retire for 8 years...I love teaching, but I want my husband and I to be financially independent NOW!! August 21st, 2010 | posted by cbrindamourHere is a great way to find the buyers in your local area. The local newspaper in my area publishes all the real estate sales on their web page as well as in the newspaper.
If you go to the on-line version you can then import the data into and excel file (data, import from web). Once you have it there you can sort and organize the data however you want.
There are a number of things you can do with the data:
1. Use it for comps
2. See which banks have foreclosed on properties (potential REOs)
3. Organize the list by buyers
4. organize the list by sellers
5. Organize the list by address
If you organize it by buyer, you can see two things, which banks own a lot of properties, you can then find the small banks and call them to inquire about their properties.

I have two house that are under contract but it is only for 30 days with the seller!! The houses are free and clear and the seller has the deeds! How do I get buyers! Man I'm so close to closing the deal! I have put ad on craiglist so if you guess can help me it would be a big blessing!

Wholesalers (if they're doing it right) build their buyers list with active buyers, investors etc... before they even begin locking up deals. The buyers list is the foundation that wholesaling is built on and every good wholesaler spends a lot of time and energy building that list.

The problem I'm having with this is that I'm hearing its illegal to place bandit signs. I often see signs placed outside in my area. However I am afraid to post them myself, I don't want to be fined or go to jail due to a placement of a sign.
I want to know how do some of the more experience real estate investors here place signs in their local area. Also if your from Louisiana, please tell me how you place them out here without having to deal with the law.
Door Knocking Technique

If someone put a gun to my head and told me that I had 30 days to do a deal or I would die, I would spend the next month door knocking. This is the quickest, cheapest and easiest way to find deals. It is also the method investors use least. Before I tell you how to properly door knock, let me dispel any fears you may have.
how do i know the buyer doesnt just go directly to the seller?

This person sent me an email telling me they close on homes within 9 days. The thing about this is I don't trust these emails or sites. I sent the person a reply and as soon as I sent it I received an auto reply to go directly to their website.
My question is can you do assignments with these types of buyers? Or should I stray away from emails like this?
