My craigslist ads may appear to be spam!

I always like to share good articles with the DG family. I was perusing the internet and came across this article when looking for sample 'lease to own' listings. I ran across this article, and after reading it, a lot of what I do is considered a red flag as a scam. I have an 888# that is only a voicemail box, I'm out of the area on many of my listings (although I have local contacts), and my email address doesn't have [email protected]. (I never could get that to work on gmail for some reason).

Anyhow, I wanted to share the article, as it has some good info, but it also opened my eyes as to what NOT to post. How to avoid someone stealing my listing and photos, I don't know how to avoid it, but in this anonymous internet world, it is a valid concern. Enjoy the article!

Buyers wanting $50K...too much?

Hey everyone,

I was thinking about this today. I have a couple buyers on my list who are looking to make around $50K on their flips. Do you think that's a bit of "home run" mentality? Should I, as a wholesaler, be looking for buyers who would be willing to take smaller profits that leads to a greater quantity of deals? Thoughts are appreciated! Thanks!

Many ways to Find Motivated Sellers

Here are some options for you to consider when you want to build your motivated sellers list:

I track the short sale deals that are on the market for more than 90 days that have deals fall through or buyers growing weary. I go in with low offers.

Divorce decrees are available in the courthouse. You can gather this information and send them a mailing.

I look in the tax records to see who is delinquent on their taxes and send mailers to them. In most cases today, if they are not paying theri taxes they are not paying their mortage too. Most lenders require PITI to be paid on any first position loans they offer a borrower.

I look for for rent signs that have been up for a while or look like they have gone up and back down a few times. I will contact that owner.

Newbie in Sacramento

Hello fellow DG family, this is my first real post here besides placing my info on my bio. My name is Paul and I live in Sacramento CA with absolutley zero real estate experience. I am currently reading Dean's books and have a few things I wanted to question hoping that leaps and bounds can be made cause of belief in myself - even without that experience

The section I currently am reading has Carol Stinsons story of her first $10,000 assignment.

In her story she says she listed a ad on Craigslist which read "Investor needed for multiple investment properties"

I would like to do the same ad for my area to build my buyers list but I dunno what to say in the ad.
