Bandit Sign placement idea?

I just got some zip-ties so I can put my signs up on those metal poles and to avoid damage putting the signs up in other places.

My question is how much more would people care if I put one of my signs up on a stop-sign with a zip tie tied onto the support pole? Anyone tried this and if so were the results good bad or ugly?

I know that results will vary from place to place, but would this brand a special kind of attention from the sign nazi's or worse, the police?

Has anyone purchased seller leads?

I don't remember how I came across it, but I found out that webuyhouses.com sells their seller leads to investors. The ala carte price for new ones in my area is $67.97.

I was wondering if anyone had ever purchased any of these and whether or not they panned out? My concern is that they give you somewhat limited information up front and that after I go to purchase it, it could just be someone screwing around on the internet to see if anyone would buy their house.

I don't know, I am not usually skeptical about things (quite the opposite actually) but I am skeptical about the worthiness of this method of obtaining leads.

Any insight?

My yellow letter for expired listings and vacant properties

Here is the yellow letter I use to market to vacant houses and expired listings.

1- get yourself a yellow legal pad, use a red pen to to write with. Must be red.

2- Find out owners name by going to tax site and their mailing address. Below is the letter word for word.

Dear (owners first name),

Hi, my name is (your name). My

cousin Scott and I would like to

123 N Main st.

Please call us at

123-456-7890

Please Call.

3- Make sure you skip lines like I have it written so its easy for them to read. Remember red ink!!

I want to try to help anyone on their advertising that would want the advice. I always want to try and live by the words "honesty is the best policy". As Deans students, these should be words to live by. I am in favor of being creative in the advertising arena but beware, do not outright lie about this great deal that you have! Please understand that this technique has been played many, many, many and one more time MANY times. This however does work though. But people who respond to these ads do feel duped or tricked once they discover that you did this. Some are o.k. with the technique - but a growing number of people are not.

Hud auction sale list?

I read in a post around here... don't know if was recent or not since I use the search a lot... but...

It mentioned finding a list of buyers to send post cards to by looking at HUD auction winners or some-such.

I went to the HUD website but for the life of me I can not find any reference to past auctions...

Anyone do this or something similar and can point me in the right direction... feel like I'm spinning here.

I HAVE A LIST OF BUYERS...I NEED PROPERTIES

I have been working all week building my buyer's list(15-20 now). I now have buyer's interested, but I haven't found the properties they are interested in yet. If anyone has a great deal in S.Phx, south of southern ave...Also, any properties in the Maryville District, not familiar with this district(going to research area a little more). I have cash buyers and a couple investors buying wholesale deals at this time. 50k max cash, with light rehab. I have another cash buyer 30-40K max. does one property at a time(flips), looking on west side of Phoenix. He just flipped one he bought for 30-40, sold it for 75K!
