Phone call script for lease option sellers

Hi there - I've talked to sellers that have either called me from my postcards or CL ads and think I may be hurting myself with an inadequate script. Does anyone have a good phone script to be used when speaking to sellers where a lease option is a good strategy?

Why Motivated Sellers Don't Use Realtors

Hi everyone, I have a question. As my next step to find a deal is to now go out and find one, I am wondering why motivated sellers wouldn't use realtors to sell their property.

I know as an investor, the numbers have to make sense for us to profit and be able to help them, but my question is if the homeowner will drop their price for us, why wouldn't they lower their price and put it on the mls. Wouldn't it be the same thing.

Example: A house appraises for 100K, we're able to get the home owner to take 65K. Great

Why wouldn't the homeowner just list it for 65K with a realtor? I'm just trying to understand the psychology of this. Thanks everyone and hopefully this will help others.

Successful Systems for Southern California?

My name is Burt Bever and I live in Vista, California, which is just a little north of San Diego. I recently just finished watching "Gain the Edge 10" program and am very excited to get started. I want to use parts of everyone's system. My big reservation, however, is that since I live in Southern California and that Chad Merrihew mentions that many of the systems talked about need to be changed a little in order to work here, how do I know what works and what doesn't? Faster ways to market your deals

Here are a few tips to market your deals faster:

-put craigslist ads everyday and not just in your area, but diff. areas as well.

-collect email names for mass email blasts with a professional looking brochure/package of the deal.

-Use **** to find/market to buyers in your area.

-Finally, dont let the buyer off the hook- if they show interest initially, theyre somewhat interested - bargain w them if the price is too high.

Hello everyone, I just finished reading Dean's books and started my marketing by sending out post card's to cash buyers a few day's ago. As faith may have it, I received a call from a woman that just did a short sale on her home and is interested in doing a lease option with me for 1yr and has a lender in place when the lease expire . She said she has $30.000 dollars to put down and a 750 credit score but I don't have a house under contract yet. Can someone please give me some advice that can help me make this deal work??? I've never done any Real Estate deals yet but I lost my job and everybody I've talked to is saying this won't work but I believe in Dean's program and I know I can do this. Any advice would be appreciated

Building a buyers list

You think you have a buyers list built, the ones you have say send them what you have when you get some good deals. When you send them the ones you have as you get them just for them not to contact you back any more. When you ask sellers about the properties they have just for them not to give you any answers after you ask about each property they are selling. You call many Real Estate agents just to have them tell you they will call you back the next day when they have time or checked on what they have just for them not to call back. Return the call yourself just to hear them say they are on the other line and will call back when they are done. What do you get no response either. People are wanting to sell or have to sell and you get treated like this what do you do or think?

Cheap Bandit Signs Anyone?

I'm looking to buy about 100 Bandit signs or so, and I was wondering where people got their bandit sings. I went to Fred Meyer, Home Depot, and Lowes Hardware and all their Signs cost around $4.00 Each which I can't afford. I know you can get them online some places as well, but I'm just lookin for the cheapest source
