need some advice

Hey man I went on craiglist and found a house the owner will allow me sell the property! So I went out and put flyers on cars in my area! Man has my phone been ringing off the hook! I came across a man how has 34,000 dollars in cash and is looking to buy a house! He wants to buy a house for 29,000 and under so that he can have 5,000 to fix up the house! My only problem is that I'm new and don't really know what I'm doing! The area that he is looking in I haven't found anything! Been on craiglist and all the other free posting sites! I was thinking to just call some realtors to see if the have some house but I don't know how to get paid from them! What should I do should I get a realtor to check on the mls or what should I do!

Let said the house cost $84,000. How much will you be pay the Relater for sale your house? I know that they get comission how much? How do they add tax to house you or buying? What is the close cost mean?
Do I need to have Relator to help me to buy a house?

Follow up on CL responses

Hello folks!

When you have a house under contract for a lease option and post CL ads for Sellers how do you reply to them?

Do you ask a host of questions such as what zips, how much of a down payment do you have etc via an email reply or
do you call them? Or, do you just point them to your website page that explains lease options and rent to own.

How do you handle the situation? I'm getting a few responses per ad and dont want to dissuade them.
