Follow up on CL responses

Hello folks!

When you have a house under contract for a lease option and post CL ads for Sellers how do you reply to them?

Do you ask a host of questions such as what zips, how much of a down payment do you have etc via an email reply or
do you call them? Or, do you just point them to your website page that explains lease options and rent to own.

How do you handle the situation? I'm getting a few responses per ad and dont want to dissuade them.

I'm a little confused

as to what you are asking. Are you trying to contact Sellers through your craigs list ads? or Buyers? Do you have a house under contract or is it a ghost ad? or are you looking for a house to put under contract and do a lease option with?

If you have a house under contract for which you have posted a craigs list ad, and a buyer responds that they want to do a lease option on that house, then you know their area and know their criteria. If however, you are looking for buyers and have simply posted a ghost ad, then I always respond to them that I am very sorry but that house is no longer available. I then explain that I am an investor that works with sellers to help them get out from under their homes and in turn am able to help buyers who may not have the best credit, purchase homes through a lease option. I then ask them if they are looking only in the area for which the ad was posted and get into their other criteria. And, I ask them if they would like me to keep them in mind while I am out looking at homes. And, if I can contact them if I come across something.

Hi Susan - thanks for the prompt response. Basically ghost ads for LO Buyers.

In your responses do you mention the 3-5% deposit in an effort to help sort out the people that dont have any down payment?
