Law of Attraction

How do you tap in to the pool of foreclosures?
Have the buyers List, Have the 800 #, ran ads in craigslist, posted flyers, stacking business cards around, put out bandit signs, and have ads in 2 different papers. All are written as the models in the books. Have had 2 calls and they both hung up!
There are pages and pages of foreclosures in the newspapers so I know the area is flooded with them.
HELP ANYBODY !! What am I missing ???

Farm area leads all over

I have good news. I have access/connection to leads all over in any city/states. Leads will give you a report with owners name, mailing address, 1st Tust deed loan amount etc. I sure wish I had a connection with these leads when I started RE 6 years ago. So if your a newbie of even seasoned this is a wealth of information and will prevent you from running down to the tax accessor's office to find owner information or going to the county recorders office to look up loan amount and deed. You can also specify your search criteria(house, duplex, commercial property, duplex, zoning, by street/block, etc... a good farm tool. You can get them emailed to you. They are NOT free though, but their cheap. If interested PM me for more info.Hope this help the newbies out there.

Potential Buyers at Auctions

I am going to my first auction tomorrow. The goal is to meet some buyers to start my buyers list. What type of questions would you recommend I ask to potential buyers?

Is it illegal to show potential buyers my wholesale deals?

I am in the process of completing my 1st 2 wholesale deals. 1 will close end of this week and the other next week. I have my 3rd deal locked up and and marketing it to potential buyers.

PROBLEM: I had a real estate agent contact me through my marketing efforts and said she might have a buyer that may be interested. We got to talking for a while and she basically said I just need to be very careful because technically marketing this property, showing this property to potential buyers, and eventually selling this property is illegal because I am not licensed to sell real estate.

I spoke with the success academy and they said as long as I have permission to market the property by the owner everything is okay...

What do you do with the sign police?

Hello dean family,

we have posted our bandit signs for the weekend and yesterday already in the morning I got a message from someone threatening a fine.

I thought we bypassed the sign police by putting them up friday night. Are there any other suggestions to help prevent the sign police from taking our signs and calling us with the threat of being fined?

All the investors I talked to here say that the best lead source is from those signs. So I am at a loss. Are there better places where you dont get hit? Or should we pack it up and try something else? I would hate to lose a good lead source.

Any suggestions would help, and yes I post ads on line.
