Mkting to Buyers and sellers as a Birddog?

Can anyone tell me if I should market this way. It seems best not to, but then it is more straight forward and honest. Also is it illegal anywhere. I cannot seem to find a difinitive answer on this. Do I need to go the the state I wish to invest in and look under real estate law, or what??? Thanks for the help and support DG family!!

I will give you the same advise I was given. For you to be good at Bird dogging now requires just about as much work as doing wholesale assignments. Marketing that way may get your foot in the door building a rapport with buyers, which is a absolute must for you to count on getting paid. But there is nothing to stop them from going around you and buying the property without paying you if they choose. Which now is more the norm. Trust me on that. Been there done that. Yes you can use a NCND and or bird dog contract but it is not fool proof. And too, most bird dog contracts have a clause in them that says, you get paid xx% when they sell the property. So they hold and rent for years...umm. Beware of those contracts, forget them. Take a flat fee up front. With the newer programs out there that are popping up bird dogging is becoming easier for both the bird dog and the big investors. There is still money in it but keep good control on what you hand out and to whom.

Legally? It is being tested and contested every year somewhere in the US. It is said by the admin here to be legal, period. Nobody has picked on my website yet. But do your legal checking.
