I have read threads on this site that say contacting people with an expired listing from is a great way to get sellers, however I do not know what to say to my realtor to get her to give me this highly guarded information.
I asked one realtor that I am working with and she said she could not give me the info then she wanted to know why I needed it. I told her I would contact them, possibly offer them cash and give her the listings.
I am sure I have done something wrong.
My main question is what do I say to realtors for them to give me the expired listing.

Here are a few great ideas to work on when you are rehabbing properties. Remember keep it simple to get the most bang for your buck.
Add the Perfect Touch with Paint. Paint will always clean up dirty walls and give a room a better image. Although dark colors can be stylish, go for lighter shades to brighten things up in warmer seasons. Smart color selections can make a small or cramped room appear dramatically larger. In the foyer, make a good first impression with similar tones mixed at different strengths.

One way I have saved my bacon getting deals done at the last minute when the buyers I have are unresponsive is to prepare a detailed flyer with the property information, a few pictures, comparables, amount of rehab, etc and if it is a screaming deal you can just drop those off to all the buyers at the auction. At least three times I have gotten deals done just that way, not because my buyers couldn’t do it, but because the buyers at the auction as more motivated to buy plain and simple. The majority of them have crews that have families to feed and need to keep them busy rehabbing properties, so when they don’t close a deal at the auction the pressure is on them to find something that works.
In Dean's book "Profit from Real Estate Right Now" he talks about setting up a 24-hour recorded message.
Will Google Voice work for this type of message? I know there are voicemail services you pay for, but Google Voice is free. Any thoughts?

I understand the Power of Attorney agreement. But, I just got off the phone with a son of the owner and he said that he's the Power of Attorney and I asked him if he was an attorney and he kind of stumble on the words to make me believe that he's not.
In a Power of Attorney agreement wouldn't it be between the seller and a attorney? Or can the Power of Attorney be anyone other than an attorney?
I asked my agent to send me a list of cash buyers for the last 90 days, but instead she sent homes that were sold using cash in the last 90 days. I have a info sheet with picture on each house, about 25-30 of them. should I just do a search on who bought them to get my cash buyers? Can she send me names of cash buyers, or not? Do I go to the courthouse to look up these properties, sorry I am confused now. Tammy
