Marketing to Buyers and Sellers

What's the best way to handle a potential seller whose realtor has had their property listed for sale for the past 318 days and has dropped the price "3Xs" already? What would you do. I know what my natural self would say and do but I want to come off as being a professional real estate investor and don't want to mess up MY POSSIBLE 1ST DEAL!!! I believe it could be the very 1st one.
My realtor says the potential seller is obligated by law to stick with this realtor and must go thru them to complete the sell. What do you guys say. Please advise. Thank you.

Well, I am ready to do the 25 to 1 method again(more like 1 at a time) with a realtor if he still wants to try it. Its been a while I have not called him due to set-backs. Does anyone have any problems finding buyers? Being election year, I thought maybe the buyers won't be focus on real estate for a while. I just don't want to tell the seller that I couldnt find a buyer and lose an opportunity to make some cash by doing an assigning of contract. Should I just go ahead and do it anyway? By the way, its been 2 or 3 months,I had made a website for cash buyers to place thier info and criteria on it, I got no hits, no one. It looks like I have to pay the fee to the real estate club so I can go back in it.

I'm new to RE investing, and I was wondering if anyone on here was from the Pittsburgh, PA area. I'm looking for any information or possible referrals for good agents, RE attorneys, and trying to build my buyers list.
