Hello everyone! I previously asked this question to another Dg'er but never got a response so I thought I would ask others.... I am struggling with implementing as little "systems" in my everyday REI career as possbile. As the days go by, I seem to detetmine better ones, but still want to use the older, proven ones. I wolud like to bring my spouse in on the business on more of a full-time basis but feel that I need to become more organized first. Any advice would be helpful

December 28th, 2011 | posted by dccapitalAs a real estate coach I get students that come across great deals but they do not have buyers to get the deals to. Though this completely goes against what we teach, there is one way I and several students I have related this technique to that has got deals closed within a few days of their contract expiring.
I call it the "Hail Mary" approach, and if the deal is good enough it is like throwing the ball in the in-zone and having Randy Moss and Jerry Rice with a 10 step lead waiving their arms at you. Essentially you just print a one page flyer complete with pictures and comparables on both sides along with your contact information and hand it out to cash buyers at the REO auctions....simple as that!

Legality of Bird Dogging
December 26th, 2011 | posted by CyberherbalistI was working through study material put out by Leading Edge Financial (associated with DG), and came across something I hadn't considered, namely that there might be places (states?) where regulations on Real Estate marketing make it illegal to do "bird dogging", or at least put severe restrictions on it.
A web search seems to bear this out, but I am not at all sure how to check on my own state's regs on this. Is "bird dogging" called something else in legal language? I live in Washington state, btw.

Bandit Signs WORK!!! Put'em out!!
December 18th, 2011 | posted by RENinjaI just put out twenty bandit signs today and I got my three calls just like Dean said I would. IT WORKS!
First caller wanted to sell a house only, no land so I had to pass. Next caller had a house she needed to sell within a week. Went take a look at it needs 10k in repairs and the lady owes 68,000 and she's asking 65,000. Had to pass because I would of had no room for profit in that area. Third caller wanted to sell an empty lot. Had plumbing and everything, but the lot is really far out in the country and is prone to bad flooding.
So nothing good really, but man I got my calls!
I just found that three of my signs were pulled up though.
Don't think about it, just do what Dean tells you to!

House Prices Still Falling

Home prices continued to fall in October, though sales of existing homes picked up and homebuilders applied for more permits. Though prices stabilized a bit during the summer, they fell at a 7.5% annual rate in the third quarter, according to data from CoreLogic.

December 14th, 2011 | posted by oertelajYesterday i went to meet this one local real estate investor from my landlords association at a apt complex he was rehabbing. The guy is really knowledgable and knows alot about creative fiancing. He must be since he owns over 90 properties. I got kind of excited cuzz i thought maybe i could put another buyer on my list or maybe he4 would lease option one of his properties to me since i could afford it. But things didnt really go my way. WEll we drove around and he showed me some of his properties one that had a cash flow of 2000 and other ones. WE talked about the market and he gave me a good area to invest in my town west of 1-94. I just sit back and listened to what he had to say like dean says to do in one of his blogs.
