After repair value (also knows as FMV) system

This is a very basic ARV excel system I've created provide in the attachment. It uses 3 comparison properties and comes up with your ARV according to the % of ARV you set and gives your maximum allowable profit (every offer is different these are base lines for beginners) and then you set what you want under it to be put into the formula giving your adjusted prices to offer to the seller and it provides your cash buyer's purchase price. I didn't know if anyone else has done this if so I haven't found it.

Sent out 19 hand written letters from list (cash buyers in last 90 days)..Finally figured out how to find the buyer's address...I thought...got 3 returned today...not deliverable, and NSN...also one call w/msg "I did not buy a house in Mississippi, I sold a house in Mississippi" hahaha !! Plan on getting up early on Monday and going to the courthouse to find the "buyer" address.. Hmmm don't what happened...put the address in under the tax roll section for the county, maybe it just hasn't had time to change huh ??
Anyway, seems like it's one step forward, and one step backward so far for me.
I will succeed.
I will get this done.

Real estate liscence

This may be a silly question, but I was pondering the idea of getting a real estate liscence. I heard someone on here talk about it for the benefit of having access to the MLS. However, isn't there a big downside to being a liscenced real estate professional. You are not allowed to do some things, if I remember right? Just can't remember what those thing(s) were? Anyone can help me? Tammy

How many times have we heard? "You never get a second chance to make a first impression." As remedial as it may sound it’s very true, especially in today’s rushed and somewhat self centered world. They will set you apart, and will help you build repoire with others.

 Look up and make eye contact. Making eye contact with people gives them the impression that you are able to be trusted, you are honest and self-confident. All of these are qualities that everyone in business looks for.

8 reasons your home won't sell

This piece of information comes from Alan Mays, one of my colleagues from ActiveRain. His article lists these reasons as ones that stop a home from being sold:

1. Your property won't sell because your photos are "less than impressive". You need to make sure that you have taken the time to capture the spirit of your house in your photos. If your photos are not flattering, people will speed right by your ads.

2. Your property won't sell because it's overpriced. We live in a comparative society. If your house is $25,000 more than your neighbor's exact same house, there needs to be REAL reason why it's that much more. I see new investors do this all the time whereby they price the house simply to make a certain percentage. Bad idea.

Realtor called in on Ghost Ad... What do I do?

I posted a ghost ad today to start to build my buyers list and I just had a realtor call me and ask me about the property. I had no idea what to say to her. She was asking me how I got the house for so cheap and why I wouldn't try to get more for the property. Is she just trying to get me to bring in a realtor so she can make a commission? Has anyone run into this situation? I'm just curious as to how to respond to them in the future. I played it smooth and told her that the house is under contract and I would be happy to contact her if she was interested in a similar deal in the future.

Please give me your thoughts.

TAXES OWED ON A PROPERTY

Hello All,

Hope you had a wonderful Christmas and waiting on a grand New Year! Okay back to business. I have a seller who has a property that he would like for me to wholesale for him he is asking to get back $10,500 but the unpaid taxes are $11,700. How would I come up an offer price to put on the assignment contract? Is this deal even possible? How should I approach this because he has 2 more properties just like this one?
