Congratualations on your deal in TX. I've bought and sold deals all over the country and advertising online has been a great solution for me. Not only should you list ads to draw out buyers but also browse the For Rent ads in your properties neighborhood. Other landlords in the area make great cash buyers. I've also used realtors to find buyers. I make it clear that I'm not listing the property with them but I will pay them a flat fee (referral fee approx $250-$500) if I end up closing with the person they refer to me.

you can advertise on Craigslist or Zillow; it will be helpful if you can attach photos, and give an accurate description of the property, including what rehab is required, and costs.
