Marketing to Buyers and Sellers

I think one of the main points that Dean teaches is to establish a list of buyers that one can easily assign deals to. Different things are discussed here as to how to establish and maintain a buyers list, but I'm wondering how many people here have actually found cash investors through this website. It seems to me as many users as this site everyone cannot be whannabes. There must be some real, cash buyers here...thus making this site a buyers list itself.

Does anyone have any referrals for direct mail companies? I've looked into some that average about $2000 for 5000 cards. That doesn't seem to bad, but I'm sure there's better out there.

I think mabey the handwriten aspect of the sign could be the problem, any thoughts?

So I tried to put out flyers this morning, but after going to two stores, the libraries, and home depot, I was not able to find any community bulletin boards, so couldn't post any. I did see that my signs are still up from last week, Just can't believe it was so frustrating trying to leave flyers.

I have a seller who is unable to close on a pre-construction, ocean-front, condo in Panama. The contract is not assignable. Expect certificate of occupancy in late February or early March. 30-40% ROI. How do I set up the deal with the investor; back-to-back closing or other method? Thanks.

just started putting up my signs (25) and got a call from a township code enforcement oficer saying I had to take the sign down or get a fine of 1,000 dollars for each sign in their township (2). I used a Google Voice number forwarded to my phone.

1. should I worry about this ( I dont have the ability to get the sign down)

2. can they trace the google voice numver back to me?

any body have info???

Here is how my wife & I got 62 calls & qualified 11 new cash buyers this past week - took 1 day to post signs & 6 hours of calling people back.

On Jan 16th, 2012, my Jennifer & I visited a new city in MN that we have never been before, near the Mayo clinic.

Followed Dean & Matt's tips on Bandit signs:

We went to Dollar Tree, got signs that were 24" by 24". We then bought magnum Sharpies at Walmart. Next went to a coffee shop and wrote them out in about an hour.

Signs said:
3 bed/2 bath, Mold in basement, 39K cash only & then our phone number.

Duplex, must sell, $61K cash only & then our phone number

4Plex, must sell, 82K cash only & then our phone number.

Marketing yourself actually. I used Vistaprint some years ago, and went to their website and found a bunch of free stuff. So for the newbes on a budget, this is a good way to get your message/info out. And for the old pros this counld bring new ideas.
