Marketing to Buyers and Sellers

Eureka. Google maps really works to find cash buyers quickly.

I have a goal to add thirty new buyers this week and a great place to start is google maps.

All you do is go to google maps. In the search criteria put "we buy houses" near (then insert the city and state near you). Make sure you use quotations.

You can experiement with the wording in the search criteria but these are people that are advertising themselves as cash buyers.

I spoke to the first one and he was excited. Make sure you have your script ready to go when you talk with them and write down as much info as possible to get them what they are looking for.

This was actually scary at first because I was so nervous to actually make the call. But as soon as I made the call I was fine.

I just asked an agent to get me a list of cash buyers from the last 90 days, but he doesn't know where to get that info. What do I tell him?

He mentioned about reaching out to friends/family and ppl we interact on a daily bases. what would be a great way to introduce yourself and make it a point that you are a upcoming and promising REI that could help and make a difference.

I have facebook, cell phone contacts and alike.

any idea's on how i could broadcast myself and start making some noise.

If you have a realtor that gets comps for you on a FSBO, and this is not your team realtor, how do you compensate that realtor for helping you out if it goes to closing? And is there an agreement or is it just verbal? Has anyone done this before using a random realtor? (I'm still trying to get a good one on my team).

I was getting a number of calls off my bandit signs and there were a few instances where an "anonymous" email address would've helped.
It finally hit me to use my google voice number as a new gmail email address. For instance if my google voice is 666-555-1234 then go set up a gmail address of 6665551234 "@" gmail. com.
Chances are pretty good that that particular email address will be available. Now you can go ahead and put it on your bandit signs, your "anonymous" business cards, letters on bulletin boards and etc. You get the idea.

I'm sorry for being a "downer". I am new to this and NEED to make this work for my family. I am just so overwhelmed with what to pick up first and start. I have a few Craiglist ads out there, but I'm very nervous about if someone calls on my ghost ad for a property, that I don't have under a contract, and they call me out on it. Would someone, anyone, be willing to talk me in off the ledge? I'm surrounded by naysayers. I've tried real estate in the past and the program that I had did not work. I am in over my head financially and have 2 kids that need to go to college starting in 5 years.

Any assistance or a phone call would be appreciated. I'll pm my number if someone is willing to talk for a few minutes.

What are some strategies to build my buyers list? I am in California and I will be wholesaling in other states. What is the best way to build a buyers list under these circumstances? Thank you!

It would be great if anyone and everyone would write something about the correct way to access or advertise for Private Money.

There are so many great spots to place your bandit signs. Here are a few to consider:
- Freeway entrances
- Close to grocery stores
- Busy intersections
- Close to movie theatres
- Strip malls
- Close to grocery stores
- Close to schools/churches
- High traffic areas
Most importantly, get them out there! If you are hesitating about using bandit signs….STOP Don’t think anymore. Bandit signs work - Just do it!

Does anyone know of any good places on the web to buy bandit signs? I have searched but i didn't realize how expensive they are! Any help would be greatly appreciated. Thank you
