Newbie California wholesaler going to wholesale in another state - need help!

What are some strategies to build my buyers list? I am in California and I will be wholesaling in other states. What is the best way to build a buyers list under these circumstances? Thank you!

New Jersey Buyers

To get a list of buyers, what was suggested at a recent DG Seminar was to talk to local business owners who are active in the community about what kinds of investment opportunities they have been successful with in the past.

Ask them how much they have invested, what kinds of instruments they have used, what kind of return on investment, and basically what do they like to invest in.

Having a good relationship with one business owner opens doors to many conversations.

Mmmmm... I have an idea....

Im working in Sacramento & think it maybe easyer to work near home. I know Stackton & Vallejo are pretty good areas with good deals...

But 1 things that cud work is:
If u post a ad on Craiglist.com in what ever state you want to wholesale in. Ad that says "Looking For Realtor To Work With / Need Realtor Wanting To Make Lots Of Money In Our So Called Down Market". There is a out-line on what to say in DG's book "Profit From RE Right Now". Any who, hook up with a solid realtor and have them pull cash buyers from the last 90 days in a certain area code or two. Then send letters to cash buyer telling them you find great deals. You could goto county website/call to find out home info from the cash list from realtor. That how you find cash buyers address(send letter). This is one easy way that may only take a couple weeks to have solid list of cash buyers out of state...

Realtors

Okay I was able to communicate with several realtors but nobody seems to know what I am talking about when it comes to the cash buyers list. They all say the same thing, they don't have access to it and have no ability to get it. I refer them to the MLS helpline or the MLS technical support and they come back with the same response. I got that response here in Caifornia as well as a few other states. Is there some other way to ask them for this list?

"Cash Buyers List From Real Estate Agents

Many people ask this same question. "How do I get an agent to get this information for me in a timely manor?" I have done this with real estate agents all over the country and it works every time. As you are talking with your agent about properties and as you are developing a relationship with them, here is a way that you can get this information from them very easy.

If you just ask them to get you a list of cash buyers from the MLS, you will get a bunch of blank stares, or they will say "sure no problem" then you will find yourself waiting and waiting with no success and no list.......

Instead, ask them this way. Ask the following questions by making statements of fact to the agent.

1- "you know how when a property sells that is listed on the MLS there is a place where the agent has to check if the property was purchased using Financing, or Cash? (the agent will say yes to this if they have ever closed a deal because they had to do this).

2- I then tell them "and you know how the MLS is one big database where you can search for information using a ton of different criteria right? (they will always respond yes to this one if they have ever closed a deal again)

3- I tell them "I need you to do something for me". "I need you to run a search using the main criteria,,,, Properties that sold using CASH as the way of financing and get me the addresses to the property. Doing this works every time.

I have found that in some areas like Ohio, once a property has been sold for at least 90 days, the name of the buyer is released to the MLS and they can give it to you because it is public record. In other states, you can still easily search county records for names of buyers if you enter the address of the property.

Using this strategy works great and it helps to teach the agent how to do the search for you without making them feel like you are talking down to them.

Assessing Needed Repairs For Out of State Wholesaler

How do I assess needed repairs on properties that I may want to put an offer on if I am out of state?

Do I just rely on pictures that are sent to me from the realtor?

I have a friend/contractor that I would rely on for local properties.

Do I ask the realtor to get a contractor to do it and how do they get paid? I

don't have funds to make that happen at this point. Any advice will be helpful!
