I am still very green, and have not even made my first offer yet. I wrote an ad this morning that I would like to get reviewed by the most knowledgeable people who are getting good results promoting online if possible. Let me know what you think. I plan to put it in Craigslist 1st as a test. This is to attract home owners at risk, but not yet in foreclosure:

Locked up deal for 135,000 assignment fee of 10,000 bringing total price to 145,000...
then a description of the property
and then include the comps...

or should it be something completely different?

Luxury Homes in So. Cal.

I have been looking for blue collar homes in Southern California. We have some. I am seeing more and more luxury homes with FMV from 1.5 Million and up (way up)that are vacant, and have motivated sellers but I am so new that these bigger homes are scary due to the numbers. It's just head trash because I know I will not have to pay the tab.

My question is regarding the math in the offers. Are there any different rules or basics one should know "regarding luxury homes" before considering a focus on proposing assignments or IEE deals as explained in Dean's book?

properties on market, How do we double close/assign and make profit when investors say.......

When locking up a deal that is on the market, and plan to wholesale or double close, how do you deal with people saying, the MLS says the homes are selling for X amount, and you are asking X amount more...

How do you justify selling it at a higher price?

Hey all - first post. I am trying to record my 24/7 recording to be played when someone calls the 800 number I have established. I don't want to do it over the phone because I feel it has bad sound quality. I can record on the microsoft sound maker through accessories but it only allows me 60 seconds worth of recording. Obviously, the messages Dean proposes are much longer. Also, it needs to be converted to a CCITT u-law format to upload to the 800 number site.

Hello I'm a former MLM person and web marketer. I wanted to start a posting to help anyone struggling with Web 2.0 (free internet marketing). Every one of Dean's strategies for posting fliers, yard signs and such applies here. You just have to figure out how. In my examples for on-line ads I'll be referring to CraigsList since it generates the MOST traffic and everyone is familiar with it. I will be posting tips and tricks on here as often as I can so check back. I've spent $1,000's of dollars learning this and now I'm passing it on to you.

Another way to find buyers

A few months ago I was sent an MLS listing of a house in my town. Normal prices on these houses are 200K and up. It was an REO listed at 87K and you can imagine the feeding frenzy that took place. By the time I wanted to make an offer on the property, the listing agent closed off any new offers since they had close to 20 for the bank by then and it was sold soon after. Well yesterday, I decided to drive by the house to see what had been done to it since it was a major renovation project. The house looked really great and there was a "For Sale by Owner" sign in the front.
