critique this/these ads please

I like it. At first I was thinking it might be a good idea to be more specific about what needs to be fixed. Then read it again and thought no, curiousity would make me call if that is what I was in the market for. So even it it isn't for the folks who respond, you may find other buyers for future deals.

You may want to add other features, if applicable, such as basement, fenced yard, garage, central air, appliances, newer items such as roof or any other unique items or features of the home such as nicely landscaped lot, extra wide lot or double lot (if applicable). Great ad but I would eliminate "type things" and just go with mainly cosmetic. Hope this helps.
