MI is starting their auctions Tomorrow!!
Most online counties in MI host their auctions at the website https://www.tax-sale.info/ .
I am a big fan of MI tax deed sales and have invested here for years.
One reason I am a big fan is each county has 2 auctions between now and through October.
They have their first auction where the starting bid is the taxes owed on that property
But then each county has a 2nd auction about 7 weeks after their first one. The properties in the 2nd auction are the properties that didn't sale in the first one.
The attractive thing with the 2nd auction is many properties land/houses have a starting bid of 200$.

It's a prime example of how misery so often rubs elbows with opportunity in the Phoenix-area real-estate market.
Rampant home foreclosure and plummeting property values caused a dramatic spike in unpaid property taxes during the 2008 tax year. On Feb. 8, those unpaid taxes will be sold to investors hoping to earn interest on them until the property owners pay up.
Although rare, the investor can end up owning the property outright if no one else pays the overdue tax within three years.
Left over tax liens in Florida

That mean any properties that did not get sold are just in the counties possession now. They need to get rid of those tax liens so they will sell them to us investors for what ever is owed in back taxes. If the owner does not want to lose that property they will have to pay that back plus 18% interest in Florida.
What you have to do is call or get to the tax collectors website and request for those listings. Once you find a good property just send them the money for it and now you have a lien.

This is hands down my favorite time of the year to invest in tax lien certificates! Every year there are thousands upon thousands of great liens left behind waiting to be picked up! FL offers a great interest on your money of 18% with a 5% minimum.
Start by contacting the county Tax collector and asking for "the list of liens left over from their auction that are available to purchase" & then begin finding good lax liens to invest in
The reason I post June-Oct is the good liens in FL wont be available all year long, again 'first come first serve'

Michigan deed sales
June 6th, 2012 | posted by erosquist1For those of you who are interested in doing tax liens and deeds we have some exciting events coming up the first of August. The state of Michigan will be having their auctions and the best part about them is you can do them online. You do not have to live there to participate in these auctions and we can get some great deals from no matter where we are at.
I highly recommend reading up on how they work. Some of the websites that I will include below will have information on the rules and some FAQ's about how the sales are conducted.
The lists will not be out till August and you should have a month to get ready for the sale. Get your research done quickly.
The state of Michigan will have MOST counties online through 2 different sites.

May 31st, 2012 | posted by erosquist1Tax liens certificates can be a great interest making machine. Tax liens are so safe that as long as you are getting properties with value there is no way you will not make money.
There are 2 scenarios with liens. Either you get your money plus interest back or you get the property!!
All a tax lien is money that is owed in taxes for a property that the owner has not paid for yet. How we invest is we pay for those taxes and then the county puts a lien in your name against the property. Which is also a 1st position lien! So you get paid or you get the property! what a great deal.
Tax confirmations
April 19th, 2012 | posted by MossyoakI have found that a lot of lawyers are not familiar with the laws of tax deeds in the various states. Banks will not loan money without title insurance. Title insurance cannot be obtained without title confirmation suits on tax deeds. I have several tax deeds and it does not appear economically feasible to confirm title due to values vs costs.
