Tax Deed Property still has past owner living inside.

I'm looking at a nice tax deed property but the "owner" is still living there. A 67 year old man and possibly his 105 year old mother.
The county says they have tried many times to contact him, had neighbors try to talk to him but he is "reclusive" and unresponsive.
I've talked to a neighbor, called and knocked on door to no avail..
Would YOU buy the property at the tax sale?
After you get the deed how long would it take to have the sheriff evict him/them?

Tax lien investors

I am interested in putting together several limited partnerships for the express purpose of raising capital to invest in tax liens. Can anyone tell me if there are any securities regulations, or any other regulations that would hinder such a venture. I am in Florida, but will be soliciting, and buying nationwide.

Building your buyers list at Tax Sales

We learned about finding buyers at a tax sale at the EDGE 2011, but I can't seem to remember specifically how to approach and what so say to the people there. I know it was quick and easy (that's why I didn't think I needed to write it down)!? I went to a local yearly county tax sale today, and totally froze up on finding buyers, but learned a lot about the process ! There is another one in the next county next week and I want to be more prepared with what to say to people. Anyone remember the details ?

Tax Deed questions

I own 2 rental properties and am extremely interested in purchasing houses that have been Sold To State, (Tax Deeds. How realistic is it to end up with a back tax property? Does anyone have a good funding source for those types of properties? Will a blanket loan provided by a hardmoney company do the trick? If you do get the property, how long does it take for the deed to be recorded before you can resell to another investor?

Tax deeds

How about getting deed from the owner before it goes to auction? That is where you are going to get the sell. Most owners of property at auction do not want to loose there home and have a mortgage and it usually ends up getting paid so you usally do not end up with the property. Can we get to the owners before it goes to sell? let me know?

Recently I have come across something that I knew for a while, but never tried to understand in depth.

TAX LIEN and DEED SALES

Investing in Tax Liens seems like a very sure way to either multiply your investment or obtain a property at the end.

Granted, you have to have patience and investing in Liens doesn't bring immediate ROI, but patience is one thing that most of REI people have.

I tried to get as much info online as I could about tax liens and deeds, but most places that talk about it in depth want money (and I am not talking 50 bucks).

So my question is: does anyone invest in tax liens or purchased a property at tax sales? If so, maybe you can share some info.

Tax lien/deed courses

I live in the great state of Georgia and the thought of tax deeds really has sparked my interest.I have an IRA that just ain't makin me no money at all. All of you know what crappy interest the banks are paying.
I'm interested in self-directing my IRA and using it for tax deed sales.My question is, is there any courses or any other information that can give me a good understanding of how this works? I'm new here but respect all of your opinions as your have been there and done that. And what better way to gain an edge than to learn from experience.

Up Coming Tax Sale In March

Here's what Joe's looking for:
$2-$10m partnership - the money would be used to purchase tax sale properties and mortgage company foreclosures.
The properties purchased would be located in South Bend Indiana and several communities surrounding South Bend.
They will NOT purchase properties in "bad" neighborhoods or "war zones". The commissioners sale is coming up in March, so we would need to have funding in place by the end of the month.
Profits would be a 50/50 split.

Joe will:
Research the properties
Buy the properties
Rehab them
Rent them
Manage them
