Looking to start as a college student

Hello all! I do not know if this is the best place to post this but I will give it a shot and feel free to let me know if somewhere else would be better.

A little bit about myself: I am currently a college student and was looking at this opportunity after my mother said she bought some of the products and went to some of the seminars. I would really like to help her out in making this a profitable business as she has always wanted to make a business and after seeing the video of the college student who said he was successful in this endeavor, I figured I could be as well.

I have a few questions that I hope I can get some insight into with regards to whether or not I should look into tax liens more than the other strategies of real estate investing.

let me know if you are interested trying to buy deeds in Arkansas.
They have a lot of properties out there available to buy and you can get the property right away. It is not a tax lien where you have to have an interest rate and redemption period. You just get the property right away.
So if anyone is interested please respond the this forum and I can give more details.

FL tax sales incoming!

Florida is hands down my favorite state to invest liens in (in fact I had a lien in FL redeem just yesterday)
FL has their tax lien sales every year in May, which is just around the corner.
They are 18% with bid down interest auction.
FL is my favorite because so many of the counties have auctions online! So I can do it from home here in UT & also they passed a law in FL the public records need to be made available online. So when it comes to searching tax history and mapping the parcel, its generally easier to do that in FL.

All 50 states tax sale info

All 50 states have their own way of doing tax sales
Lien, deed, redeemable deed or some are hybrid that do both lien and deed sales.
If you are interested in a list of all 50 states document that shows their tax sale process
send me a private message with your email & I will send it to you.
It provides information such as
-Lien, deed, redeemable deed or hybrid state
-When they have their auctions in the year
-If they have their sales online at what web address
-If they do "OTC" (over the counter sales) or not.

Redemption Period on Tax Liens

Hi all, I have a question. I attended a FREE DG seminar last week and became very interested in the tax lien aspect as a way to get into the RE market because I don't have much money. I'm interested in generating cash NOW rather than two years down the road. One of the things that I took away from the seminar is that the strategy is to buy tax liens that are near the end of their redemption or grace period.

I looked at the Tax Lien Tutor site and clicked on the Buy Direct (which was talked about at the seminar) tab. Is there a way to find out if any of those properties are near the end of their redemption period? I'd also like to get further training, but just don't have the funds to do it.

Want to buy 16% tax liens in Arizona?

Right now the state of Arizona is having their online tax sales. These auctions can be competitive and a lot of times you end up getting way less interest because of the other investors.
Personally I dont like bidding against anyone else. So here is the trick.
Just wait till the sales are over and what we will do is pick up any of the good left overs. There are at least 30,000 liens in Maricopa county AZ alone. So I am sure we will have some good properties after.
The best part is I dont have to bid against anyone. I just pay for what I find and I earn the full 16% return on my money.

hey dg family! question about dean's tax liens program?

Well I and my investing partner attended one of Dean's seminars. It was overall great! One thing I thought that was really interesting was the tax lien program. I'm just wondering if any of u guys have had any experience with it or are currently profiting from these liens? Thanks for any help!

IN commissioner lien sales

Counties in IN have two tax lien auctions
Their first auction and then they have a "commissioner" sale months later. Which is basically a re-auction of the liens that didn't sale in the first auction.
IN has commissioner sales coming up scheduled Feb-Apr.

Commissioner lien sales have the lowest redemption period out there of 120 days. also these liens have a reduced starting bid
It is pretty likely to buy liens at the sale, then 120 days later foreclose on the property.

Indiana tax sales.

We have Indiana doing some tax sales in this time of year. These properties already went to an auction but did not sell so they are selling them again. This time they are selling the properties for A LOT cheaper and they originally did.
these properties usually start for $500 or less.
also they will only have a 4 month redemption period until you can take the property.
