Tax Sales

3yrs of taxes owed

A nurse I used to work with, lost her job in 2006. Because of major health problems, she was let go of a couple more jobs since. Now she is finally approved for disability. She has exhausted all of her retirement over the years because of her health.
She is now 3 yrs behind on taxes on her home, which is paid for. There is also a $20k lien on the property.

Property tax

Does anyone know how you keep your real estate taxes from going up. When we bought our house in Arkansas, after about a year our taxes went up, but we didn't know this. We were told that our rates wouldn't go up unless it was due to insurance or taxes. OUr mortgage was based on the assessed value that the previous oweners had, but then it went up. Now we want to also go to the property tax office??? to make sure that we lock it in place as our predecesors did, so that we won't pay more. We don't know where to go or what it is called to do this however. Anyone know? Again we are in Arkansas. Hope this post made sense. Thanks. Tammy

Tax Deeds in South Carolina

I am fairly new to all this tax deed investing. So in my research there are question that came up? If one of you can answer them I would greatly appreciate.

1. South Carolina is an attorney state. So every real estate transaction is done thru and attorney. Do I need an attorney to do a quite title action on a tax deed?

2. Have any of you used an agency in California that promise to do a title search and provide title insuarnce without doing a quite title insurance. The are called tax title service. If you have let me know if you were able to sell the property with out doind a quite title action. They claim that it costs less and can me done in 60 to 90 days max.
