Land Trust Agreements to Purchase REO's

Hello my talented, intelligent, and resourceful DG family!!

I have read plenty of posts on Land Trusts to purchase property, BUT I haven't read WHEN to submit the land trust agreement. Should the LTA be submitted with the offer? or should I just give the agent notice of my intention to close with a trust?.... and if someone would be so kind as to post a sample/editable LTA. Thanks!

Also, I've read Anitarny's thread with numerous contracts, but the purchase agreement posted was geared more toward a private owner. I am looking to make an offer to a bank. Can some one post a purchase agreement to purchase REO's??

FINDING COMMUNITY OR SMALL BANK REO IN SO. FL.

Where do I find the best websites or lists that identify specific REO owned by small or community banks as opposed to FNMA, Chase or Bank America?

Probate Question...

Do you have to wait to purchase/wholesale a property that is in probate after the judgement or can you put a contract on it before there has been a judgement?

Yes it is true, banks are starting to make a much further aggressive press to move towards foreclosures instead of allowing certain short sales at this time. Some banks like One West (Indy Mac) stated almost a year ago that they would not do a short sale if the foreclosure date was less than 14 days away. Well it seems other banks are starting to follow suit.

I found a developer last year that was willing to pay a finders fee for finding him properties or lots or land in a specific area! I talked to him and he told me exactly what he was lokking for! Yesterday I found a house on craiglist that fit his criteria, so I emailed the agent to see if it was still available and it is! So I eamiled the developer and I told him that I found a house for him and that it was on the mls! I told him that I would put the house under con tract and just assing it over to him for a finder's fee! He wrote back and said let's do it! So I wrote the agent back and told the agent that I wanted to put a offer in for the house!

Gary & Jill - Another one Sold !

Dropped off a signed contract on the sale of another property today. This was the house we originally bought in 2007, remodeled it & sold it for 92K.
While researching "Probates" on the county clerk's
website, we noticed that owner passed away, so we contacted the personal rep. to see if they wanted to sell, they did & we made an offer of 27K...they accepted. They had us clean out the property, so we had a estate sale & made about 2K. We also received and $ 800 credit on the HUD for a fence repair due to a storm prior to closing.
We sold it for 35K, making $ 10,800 profit ... but best of all there were some collectibles left in the attic that may just give us 4 times the profit once everything is sold.

Short Sale

Good evening family & friends. Okay everybody, please help me out. Are inspection contingencies still allowed, even though it's a short sale? Also, suppose after the inspection, I find minimal or extensive repairs to be done. Is the price still discountable? Thanks for your input!

Commercial Foreclosures

Has anyone delved into Commercial REO's??? It seems like more and more are available and the profits appear larger due to the higher purchase prices.

Does anyone know how to value the properties? What are the typical discounts (ex...45%, 65% discounts)????

What's the best way to get started in this niche market?

I've come across tons of residentail REO books and information but limited information out there on flipping Commercial REO's......

Any information will be helpful!!!

Sellers disclosures??

Heres my question....I have a title company that deals mainly with investors. They told me that all parties involved in the back to back closings have to sign a sellers disclosure or afidavit saying they aware of the back to back closing. My question is if its a REO is anyone having problems with the bank agreeing to this? I soooo hate running into snags
