Lease Purchase Query
June 23rd, 2011 | posted by mrteaI have retail buyers that are looking for a house that none of my investor contacts have available, so I'm considering going after houses on the MLS for them. I asked my friendly agent for help, but he informs me that 'people aren't doing lease purchases these days' and I'll have to buy the house outright, then lease it to my buyers. I'm curious that maybe lease purchases are not 'happening these days' because no one is offering the option to the buyers. Or because the lease purchase is not enticing enough for the buyers to consider that route. Any thoughts from your experiences?

If so a brief walkthough of how this happens would help. I have the IEE disclosure form and discharge of agreement form downloaded. how does this all come together and how do I get paid and more importantly how does my agent get paid if we cancell my contract and the end buyer signs a new one.
Best State to invest in for non-US resident?

I am a non US resident and I am thinking about making a couple of small real estate investments with some spare cash I have and OPM (starting around 100k, if it goes well OPM will be around 800k).
What state do you suggest for me to invest in?
I would eventually love to invest in a city/town where I won't mind spending some time since I was looking for rehabbing and renting/selling (it depends on OPM).
We're looking for an ideal deal size in the 50/100k range.
Any ideas regarding a location that could be interesting for us?
Just for you to know, whenever I travel to the States I am in Princeton, NJ, and that is at least 3/4 months a year.
The problem with Princeton is that the deal size is in the millions!

June 20th, 2011 | posted by narmondI am contemplating going forward with a short sale I've gotten a verbal approval from lender for $65,000. My issue is that I've been having a hard time giving this house a solid ARV. It's a 3 bed/2.5 bath colonial with 1727 SF, and the recently sold colonials are 4 bed/2.5 bath with an average of 2068.5 SF. The town I invest in is divided into multiple parks, so I try to stick with home sales within the same park as my subject properties. I was told to value this short sale by using a price per SF, which I've done. Others advised me not to focus solely on this technique.
