1 apt rents -1500
1 apt rents-1400
1 store-500 (below market)
1 store empty

I need a little help. I have been looking for a partner to invest with. I need someone to put some money in the project and I’m putting in the time to rehab and do all the paper work on the property. My plan is to fix it and sell it in one month for a huge profit. I only work on north jersey area. I have around 6 year of construction experience I also have connection with some contractors that are willing to do the work and get paid after the property is sold. What can you do to help me make this happened.

According to the real estate market in New Jersey we will need around $15,000 to$ 50,000 to make this happen or you could give me some advise of what I could do.

Bankruptcy to stop sheriffs sale?

Heres the situation...Sheriffs sale is set for the 11th of this month. Homeowners have a ARM that doubled and now they cant afford the house. Would a emergency bankruptcy stop the legal procedings long enough to figure something out. If you were presented with this situation as a investor what would you tell them or what would you do?
