Which States is the best to invest in?
The best State to invest depends upon your goals. If you are interested in a return on your investment than a Lien State is the way you want to go. Iowa is a great Lien State to invest in because it pays currently 24% interest with a 2 year redemption period. If you are more interested in trying to acquire property, a Deed State is the best choice. Texas is possibly the best Deed State to invest in with a 6-month or a 2-year redemption period. To redeem property in Texas the owner must pay a 25% penalty, which you as the investor receive.

How often are auctions held?

Wholesaling REOs using Land Trusts.

Is anyone having any luck with this in Illinois or Iowa and any other areas of the country?

Ok so I haven't been on here in A while & I haven't done any deal's or money , & Its A good thing for me because it has given me time to Figure things out , How I would like to do things & not Just jump my butt into something & not take the time to search things & do everything totally different then before .

Cash back at Closing ???

I've read certain posts where the DG student received some sizable cash back at closing. Is this strictly from REO's where the bank authorizes fix up money? Is it possible to recognize these types of deals up front ? Details please.

Realtors

I have been having a difficult time locating Realtors that want to submit "low ball offers." or even when I mention "double closings" (some dont know what that is or have not worked with investors that do these) I've spoken to several and they seem to say well "I don't think that they will accept that." I believe I have offered reasonable amounts compared to the info provided by Total View and Zillow.

Can any one suggest any "investor friendly realtors" in Los Angeles, Nevada and in New Jersey????

Can they do this?

I'm asking this for a friend who is in a state that does Sheriff sales. My friend has not received notice of a sheriff's sale or a date; but she went to her home and the bank had come in and put notices inside the house not to use the water.

The question is, can the bank do this before they issue something stating the sheriff's sale is taking place? They are in lis pendens, however, they filed bankruptcy which halted the whole process and the bank said a foreclosure wasn't happening anytime soon. Any insight into this? Can they do this?

Hello all! Me and two of my son's have just formed a L.L.C. We also have in tow an investor who just deposited $200K in the account and has faith in us to make him a nice return. I have been a general contractor in the Phoenix area for the last 30 years. My oldest son has been in commercial real estate for the past 10 years. We as a family have done many deals together and have made a very good living until about 3 years ago. My question is what would someone do to maximize our cash and all of our talents to the fullest degree. We have made many offers in the last month with no success.

Investors Rig Bids at Auctions in NorCal

Here's an interesting article; I was recently at the Contra Costa Courthouse in NorCal; and I did notice that some of the investors that were there knew each other, and apparently they all had their own 'areas' that they would bid on... not much competition from what I saw...

Eight California real estate investors have agreed to plead guilty for conspiring to rig bids at public foreclosure auctions in Northern California.

According to the U.S. Department of Justice, the investors face felony charges for conspiring to fix bids by agreeing to refrain from bidding against one another.

Best Wholesale States and Areas?

I am having trouble finding wholesale deals in my area. Values aren't very high and sellers have to much pride. They don't like to discount their prices, even the motivated sellers.

I am coming to my DG family to find out which states and areas within those states my fellow DG wholesalers have found wholesale deals in and actually got them sold?

Non-performing notes are a hot item for investors to get their hands on these days. They have been the bread and butter for the lucrative investor and it’s subscribers for the past 2 years. With tight credit markets, high unemployment and continued downward pressure on consumer spending and real estate prices, more performing properties will become non-performing notes.
