Divorce attorneys, divorce mitigation specialists and County court records are all places to find out about divorces. You must find out if they want to sell or is one of the parties keeping the place. Better have your people skills ready!!

There is a term in the IT world we refer to called Social Engineering, where often times the most valuable "hacking" vulnerability is revealed through social engineering, or just getting information out of people, like what accounts do what, and what system they are using for voice mail, ect.
Anyway, long explanation short, what the commenters above are saying to do is to literally bump into people at these proceedings and talk. Have a cheap coffee in your hand, and sympathetic look on your face, sit next to a guy with a sigh and ask half jokingly, "So what'a you in here for?" Listen to the rant about the wife, empathize, "Wow, that's brutal, must be a real head ache, what are you guys going to do with the house and stuff...?" As conversation unfolds, you mention that you've dealt with this before and you know investors that will take that burden off your hands, ect. There are 100 different ways to skin that cat.
BUT, those deals/interactions can get hairy. So I reiterate what others have said above; have your people skills on! As a real estate agent, buyer's broker, when I heard that a customer was going through a separation, I instantly put a 80/20 chance on that deal falling through...he was just shopping while things were rocky in the relationship. Emotions through everything all out of whack!
I've never searched for divorce records; but I know that you can access them from the State Vital Records Department, usually at the County Courthouse, or County Vital Records Department; some counties offer online record retrieval systems.
You have to fill out a form requesting information, but it can be time consuming. I would call the County Clerk Office and ask if you can get copies by date instead of by name. You will most likely have to pay to make a copy of them. I believe they are archived by name, but you may want to ask if you can have a list by date and county?
There are online services that do this for a fee too, not sure how much, but alas, you can sign up for one that has a free trial and see if it provides the information that you're looking for.

Where I live I can go to Superior Court/New Case Filings/Domestic. Then I get a list of cases from paternity suits to dissolution of marriage. Find the parties in dissolution of marriage, then go to either then grantor/grantee index to see if they have property or to the tax assessor rolls where I can also get the address where the tax bills are sent to. Hope that helps.
Like I said before, contact the people I mentioned and listen and learn. You have to be able to take the ball and run with it in this business. If you can not figure out what to do on your own chances are you won't make it in this business. Make calls and figure it out, doing this yourself will give you confidence!

if you build rapport with the realtors, they will also tell you if the sellers are motivated (getting divorced?) and want to sell property asap...
