Best Wholesale States and Areas?

I am having trouble finding wholesale deals in my area. Values aren't very high and sellers have to much pride. They don't like to discount their prices, even the motivated sellers.

I am coming to my DG family to find out which states and areas within those states my fellow DG wholesalers have found wholesale deals in and actually got them sold?

Let's get together and do some deals! Ill find the deal, you bring the buyer

I can not supply my buyers with enough deals. They are few and far between but they are here. Anything listed on the MLS is pretty much a waste of time. Listed short sales are a joke, REOs are listed way to high, we get one occasionally after re submitting the offer 4 to 6 times. Where we find the good deals are with unlisted motivated sellers. Bandit signs, fliers, business cards to everyone, door knocking pre foreclosure people(#1 technique for us), word of mouth, fellow investors, FSBOs (usually want to much), expired listings (usually want to much) We do all the strategies that have been around for 20 years. DAILY!!

Bring me a deal that is 70% of a TRUE ARV minus your ACCURATE rehab/repair in a decent location and I can move those all day long. (In Denver and the surrounding areas)

Find me one and we will split the net at closing!

I am just having trouble in my own area finding those deep discounted motivated sellers. I am working on an 8 property bulk deal right now. I'm waiting on the owner to send me his asking prices through the mail. He's an old landlord and he does things old school. I have my offer prices figured but I am making him name his price first just incase his price is lower than mine. I am still at it Mike, I am not on here as much anymore because I am taking action. Getting things done, a little note to all the new students reading this post. Do Not go into this thinking you can put a little time into it and make money. It takes hard work, consistancy, KNOWLEDGE and ACTION. LEARN YOUR MARKET and track how it changes week to week, month to month. Don't go into this half assed because it will chew you up and spit you out! I'm not saying this to discourage you from doing it. I'm saying this to make you aware of what you need to prepare for!

Anyway, does anyone else have better luck than I do in different areas of the country?
