Just landed another rehab!

I just got word from my agent today that I got another one accepted. This will be my 5th rehab since March. I estimate net profit to be around 25-30k. SO EXCITING!

Bandit got my Bandit Signs lol

Ok, I finally put out some bandit signs Fri/Sat. Come Sun. evening only 4 out of 10 were still up. ****ed b/c I was hoping that they would still be there.

I did get one call Sat. but it wasn't pertaining to selling a house. They were just curious what I was doing w/ the houses after I purchased them. I wanted to hang up but didn't b/c you never know what may come out of the call. So far nothing lol!!!!

This situation is pitiful the only thing I can do is laugh.

I plan on buying some more bandit signs this week and putting them this weekend. Please don't let them be gone next Sun!!!

I need a contract for the end buyer in REO type non-assignable deals. an AS-IS contract with content that protects us does anyone have a good one?

There are lots of foreclosed properties on the market today. The real estate market is flooded with these types of properties and there are a lot of other properties that will be foreclosed on in the years to come. Until the old mortgages run their course through this broken system, people are still going to lose their homes.

Adding seller to contract to avoid double trasfer tax?

I live in Pittsburgh,PA and the laws here seem to be
less friendly to wholesalers than any-were. In PA you have to pay transfer tax twice on assignments and the tax is based on FMV not purchase price witch is ridiculous considering the house isn't worth FMV and I have to pay IT twice oouch! Is there a way around this?
selling LLC are going to have transfer tax on them soon I hear. can I add My end buyer on the contract to avoid the double tax? Please don't answer if you aren't sure of want to give me mentoring or links to **** sites.

Sample Letter

I googled this and also searched it on here and didn't know if anyone has this or not. But I'm looking for a good sample letter to send to potential end buyers. Does anyone have one that is working and would so graciously share???

New Jersey Title Company and Possible Mentorship

I was wondering if anyone happened to know of an investor-friendly title company in Ocean or Monmouth counties?

I was also wondering if anyone in New Jersey would be open to possibly mentoring me. I would be extremely grateful, as this is a whole territory for me and any advice/guidance would be much appreciated.

Double Closing question..

Can you close with your end buyer first using their money to close the deal with your seller?
