Puchase Contract: "Buyer has the right to use private money loan"

Just put an offer in on a short sale. Showed personal Proof of Funds, but, might want to use a short term investor loan. So, under the RPA (Residental Purchase Agreement) Other terms, I added this way down on page 4 of the contract:
"Buyer has the right to use private money loans instead of personal funds and will advise escrow accordingly".

This should help circumvent any potential problems with escrow and title...especially since it's a seller chosen escrow and title. Since I made a "cash" offer that was not contingent upon any lender approval (a BIG plus to getting your offer successfully submitted), but might actually want to attach a loan for some portion of the money.

what property type would you suggest for a IRA

Hi there - I'm moving out of the stock market and into a self directed IRA to purchase my first investment property. My goal is to have cash flowing properties funding my IRA. We will reach retirement age in about 20 years. My current balance is only $15k. With this information in mind I was thinking a multifamily would be a good idea. Any input would be appreciated.

Wholesale with tax lien

I was called off of one of my bandit signs. The seller owns a property outright but can no longer afford to keep it up and is tired of trying to rent it. He owes $10k in taxes. I think I can get the property from him for $130k with an ARV of $200k+. There are actually two houses on the property with very little repairs needed. I simply want to get this under contract and assign it to one of my cash buyers. Clearly the seller will be able to pay the tax bill once he sells the property. How do I work this on the Purchase and Sale? How do I manage this deal considering the tax lien? Thanks for your help.

Lease Options in MD?

What are the best websites on finding lease options in MD? and offering deals?

Quick question on wholesaling / equity in home

I just want to make sure that I'm understanding a couple of items correctly..

#1 - I'm interested in primarily doing wholesaling/assignments of contracts on properties. No buy and holds, no rehabs, and no lease options at the current time..

#2 - As such, and as I understand it, I should then really ONLY be trying to find motivated sellers with a substantial amt of equity in their properties? So that they could sell at a significant discount, and still not have to bring anything to the closing table to pay off their loan.

Correct?

First offer on bank owned home

I am making an offer bank owned foreclosure with a Keller Williams Realty agent and I wanted to know if there is a exit clause to get out of the contract after the offer is accepted so I would not loose my earnest money.

Submitting 1st Offer

Ok guys, need a little help here. I'm about to make my first offer. It''s on a REO, and the bank is very motivated. I rode with the banker yesterday to the property, and he told me they NEED to get rid of it. They don't want it for another winter. It's been vacant since last November, but suprisingly it hasn't been vandalized. It's in a great neighborhood. I've typed up a couple of different offers, using Joe Jurek's emails from Your Town Your Real Estate Profits, but I want to make sure I have everything in my offer that I need to make sure i'm covered. I definitely plan on purchasing this property if an offer is accepted, I just want to make sure i'm covered. Here's what I put.
