Searching for a title company

Searching for a title company

Looking for any recommendations for a New Jersey investor-friendly title company, preferably in Central and South Jersey. I came across one already, but I would greatly appreciate other recommendations.

Thank you!

Title company

Do you belong to a rei club? They usually will have recommended title companies in all areas.

The closest one is about

The closest one is about 2hrs away Sad I joined a few NJ online REI clubs and I asked there for recommendations, but the closest title company they suggested was in North Jersey, which is about 1 1/2hrs - 2hrs away as well. Hoping for something a bit closer.

interview the title reps

Title companies run a very competitive business... each rep for the major companies in your area will be assigned an area. Big companies, here in California we use Chicago Title, Lawyer's Title, Fidelity National Title... they are all international companies. The title reps are VERY helpful, and easy to build a rapport with. They can help you with things like Title Binders, in case you close a property with one person as the buyer and then immediately transfer title to a different person... If you have a binder, you can do it without paying for another title policy.

If I were starting from scratch, I'd look up a couple of the bigger title companies online, then see if you can get the rep names. From there, look them up on Facebook or see if they have a business web site. Your title rep can be your best friend for these creative deals. They are also the main source for finding out the weird, hidden stuff called "clouds on title"... like easements, lost or missing spouses, mechanic's liens etc... the things that can SERIOUSLY cause your deals to hit a road block.

Also, your title rep is a great source for leads, preliminary title reports (free), etc.
