Could use a friend or partner up with someone to go over Assignment Deal Process! Where am I going wrong!?

I would like to partner up with someone who has expierence closing on an assignment deal... I get close and then it falls apart!

WHAT AM I DOING WRONG DG FAMILY!?

I feel i need just a whole

I feel i need just a whole renewing lesson from start to finish I get a seller and do research on the property and find out the background1 Then it comes to the offer I not sure how to make an effect offer letter!? Then from their its a Snowball and no success yet!
