questions to ask a realestate agent that deals with all the forclosures in my area. I dont want to sound like i'm new at this .

I dont want to come across like i'm new ,because there is a chance to make some decent money on these properties. So when you guys talk about % after repair what are you talking about. Thank you.

Buying my first home as a Foreclosure

I found a property that I found for me & my elderly brothers. It is a HUD home. The asking price in 189.900. I have 2 offers in mind. Both offers are low. But 1 is about 50%off the asking price. Now the FMV is 216k. Now I want to be aggressive here. My First Offer will be 97900. Now I know the previous owners abandoned or walked away from the property. bank took over. been over 5 mos just sitting there. The house is 4 bd 3 ba with loft sits .87 acre land on mountain that is by the Carson River. this house is cool 1968 it was built. Has a shale roof (concrete looking). This is a perfect house because I want to buy a house to where anymore of family needs a roof when they have problems?

Title Work Concern

I've ordered title work on a wholesale deal. Upon speaking to a potential buyer about title work already being conducted, he mentioned that he would have to order title work too. If he's using my title company, is it necessary for him to order title work?

Offers on Bank Owned properties

Just as a feel, how low from the actual list price to do banks accept? Does it vary with how long the property has been on the market? Thank you in advanced for your insight.

Buying as is... Is this as scary as it sounds?

The property im looking at now is a duplex in short sale and in auction in 4 days and listed as is. I did an outside walkthru and seems ok to the naked eye. But sold as is for my first deal seems scary without some sort of inspection. For major issues just in case.

When I make an offer will i be able to get it inspected within 14 days?

If i buy it at auction do you get an inspection period in the offer to buy?

Offer for Short Sale Or Auction Which is best

I'm reviewing a property that is in foreclosure.

Its goes to auction in 4 days should i contact the bank and try to make an offer before it goes to auction or dont waste my time and just bid at auction?

Any tips and tricks would be welcome.
