Hi there - I'm moving out of the stock market and into a self directed IRA to purchase my first investment property. My goal is to have cash flowing properties funding my IRA. We will reach retirement age in about 20 years. My current balance is only $15k. With this information in mind I was thinking a multifamily would be a good idea. Any input would be appreciated.

multi-fams are an awesome start. That's where I started and haven't looked back. Don't know what area you are looking in but I have closed on 1 and we have 5 others under contract and still looking. Good luck.

I think the best return for an IRA or 401k is a tax lean or tax deed. Returns are any where from 12 percent to 32 percent depending on county and state. Best as safest realestate deals around in my opnion. You can find SFR to Miltifamily for pennies on the dollar.

the ira is obviously just a vehicle to investing. what area of investing is completely up to you. With only 15k you will be able to control more real estate with tax liens than anything else. However to build up your ira the fastest I reccommend flipping houses with the ira, all profits would have to go back in to the ira, but if you could do a few a year you could increase your balance by tens of thousands a year.
