Buying Foreclosures, REOs. Short Sales, FSBO, MLS and More

What forms to use?

I could use a little help...

I've got an REO property that a local bank is prepared to do 100% financing on for me with great terms.

I've also got a Tenant Buyer with a down payment and can afford a monthly payment about $250 over what my mortgage payment will be.

Can someone give me a little detail on what forms I need to file in order to do a Lease Purchase with the Tenant Buyer?

It's nice to be back on DG chatting with all of you again. Today's topic is Financing Buy and Hold properties for beginners. This post is meant to help me in what I am trying to do Right Now, but hopefully it can become a resource for those in a similar position in the future.

For many, Buying and Holding is the Holy Grail of Real Estate Investing. My questions are based on what is possible for those who haven't had any exposure to the process and have financial hurdles to overcome, but want to begin B&H-ing sooner rather than later. The goal is not to correct these financial problems (Yet!) but instead how to work around them.

investing in the US from abroad

hello everyone
this is my first and ever massage here and in real estate in general so im sorry if maybe this question been asked before..
im looking to start investing in the US and to start from shortsales. my main and biggest problam is that i dont live in the US, so if i would want to close a deal with a seller i would have to come look at the house, which is not an option for me. i thought that if i would get a realestate agent he would look at the house for me, but for starters i dont know if an agent will work with someone out of the US, and second, i dont know if i can trust someone to handle such an importent investing desicion without even seeing him face to face.
any suggestions?

Got a realtor sending as-is, reduced, listings.. I hear that we just put in tons of offers at 50%-80% less than... what they list for?

I am putting in at least 25 offers this week, but how do I want to determine my offer price?

Which purchase document to use?

Hi there - I'm meeting with a seller Saturday morning for what I believe will be my first wholesale deal. Have most people been using the Agreement to Purchase document on this site? I've come across various purchase documents and want to make sure I'm using the correct one. Thanks for your help.
