I have two deals available but I don't know how to set them up and get paid in the middle! here they are:
1. I have a motivated seller that contacted me about his house! He is willing to walk away from the deal and said that he will take what he owes on the house! But the house is upside down and he just wants out form under it! Hey owes 109,000 on the house with a 5.5% fixed mortgage rate with his payments at $730.00 a month . He is willing to walk away for what is owed and would like money for the move in which we are negotiating now! But how can I set it up so that I and however I assign it to is protected in case he try to file bankruptcy!
So the agent im starting to work with asked some questions but these I have no answer.
How do you plan on compensating an agent that works for you on a property that you intend to wholesale?
Do you have access to your OWN cash to invest? Doors fly open fast and wide when you have some cash or credit behind you.
I hit a goldmine yesterday! for anyone that doesn't know, I have been hitting the rehabs pretty hard the last 6 months. Things have been going great, but for me I always feel like there is more that can be done and usually there is.
The other night I was creating my new master plan for the next year. The biggest obstacle for my goals was coming up with enough money for all the rehabs. My average is a 60k purchase with a 20k rehab, and my goal for next year is to have 200k cash by December 31, 2012. So my plan is to do 20 deals that average 10k profit, pretty simple.

Hello everyone. My name's Alex and my mother and I recently finished the 3-day workshop in NJ. We were told about a funding option that requires absolutely none of our money for investing, "transactional funding." I was wondering if there is anyone here who has used this option and if it is not too much trouble to give us a step by step guide on how to invest on wholesale properties. Any help would do. Thanks.
I am wondering if there is a way to purchase a home before it goes to probate court? can anybody assist me with this question
is there a way to invest in short sales not only in my area, but in distance areas by paying someone to examine the house for me, and to trust their judgement?
(maybe a realtor could do this job?)
